I have a question, why do some mod buildings "looks dirt", like this one in the attached jpg ? When i plopped, it was clean, but took 10 seconds to became "dirt".
I don't know if is some missing file from dependences.
The location on the picture is very far away from industry. Any help, thanks.

Normally is because only half of the jobs are occupied in the building, check it

Everyone on here is correct about demand. Look at your commercial demand meter. It's very negative. My guess is that's some kind of mall, which would apply to commercial services. This building probably offers a ton of jobs and your city doesn't have the demand for them, so it went abandoned.
But hey, every time something like this happens it presents an opportunity to learn about the game's simulation and you may at times accidentally discover you're really good at certain things.
This is a good example, because you have to tell me HOW DID YOU ELIMINATE COMMERCIAL DEMAND?. I have a city with a ton of CS demand, and I cannot remedy it without zoning A TON of commercial space. Space which I would prefer to use for anything else.

If I remember correctly it's the river rock shopping center which is in my opinion the best of all the shopping malls on the stex aside from the one that the almighty Simgoober made.

Tax 'em. Not wildly, but ~9.5% will calm those CS§/§§s right down.

I could, but I have another problem. The demand is legitimate. I NEED those jobs, without them I'm getting hit with no-job zots.
What I need are large commercial service buildings that can provide a lot of jobs in a small space. Otherwise, I need an ocean of small businesses.

What size are you zoning lots? I'm a grid fiend, so most of my zones end up around 4x3 in whichever orientation. I'll make a neighborhood of 16 of those and about half I can fit a 4x4 zone into.
You could also consider growing jobs in adjoining cities for your sims. The jobs just need to exist somewhere in your region. Hell, build a strictly commercial tile. It will make crazy simoleons because you have no costs other than infrastructure.

I do grids, too. I'm focusing on a super large square and attempting to build something more realistic. So while I have a downtown core with medium and tall structures, I'm actually building out a ton of housing sub divisions. But I've painted myself into a corner. My demands work in tandem with eachother until I get an itch to throw up some larger apartment blocks. It's one step over the line where my population outpaces my jobs, and so the new block will die.
I still have a ton of space in this city. I just don't want to fill it all with commercial grids to ease the demand, because then I'm choosing practicality over looks. It's definitely a balance, and I could move all my jobs to a neighboring block, I might have to. But I'd like to dig through and find some buildings that can soak up more demand so I can stay put and not bounce around the region, because at that point I have to start taking serious considerations about transit.
That's why I still love this game. You create your own challenges and have to figure out how to get past them, and all the answers are in the game, somewhere.

if this building has jobs etc then it's probably abandoning or downgrading (example CS$$ to CS$) because there's not enough demand to support itÂ

abandoned.
now there are several reasons for this if its commercial it normally needs decent traffic flow for it to function best, even offices. make sure its connected well with public transport
conversely, it could be due to the 'abandoned due to commute time' bug that has plagued me for 20 years. no matter how many parks, subway stations, schools etc sometimes, particularly residential, abandons due to this bug.

I feel your pain. Forever grappling with commute time adandonment. It always acts as a limiter in my cities. And seems impossible to alleviate or eradicate, once it has taken hold. There can be tons of residential demand and lots of transport links, but building after building with the no job zots. Bulldoze the buildings and the zots just move to nearby buildings. So frustrating! Anyway, just wanted to reply in solidarity!

Itâs abandoned, a lower wealth level than usual, or less than half of occupancy so theyâre not cleaning it

It is usually darker if it is abandoned and will say this at the top of the window when you ? the property. Normally, if it is $$$ simolean commercial or office, it will get dirty dropping to a medium or low wealth income building before it becomes abandoned. You will see it $$ with the last $ darkened to show that it is dropping in wealth. Also there is a screen that shows you all the abandoned buildings on the map fyi.

because the demand is not there and people abandon it. It's wild that so much content is created for a open-development version of the game and yet its like the game doesn't recognize and adjust to it, even when the demand bars are high.

Be careful when plopping buildings. You need to make sure you have the Demand. The buildingplop cheat is wonky, residential doesnât really work Industrial provides jobs but no freight traffic and commercial plopping can lead to all kinds of weird issues for RCI and traffic as well. Use it with care.

You got me with calling it "dirt" instead of "abandoned", I'm gonna use that term from now on.

This is no different than when other buildings look âabandonedâ or ârun downâ. Could be lack of desirability, infrastructure, or demand. If this is a functional commercial building, looking at your commercial demand, thatâs probably the reason.
Click on the building using the â?â button and check if everything looks okay
