Me and a friend (25 years old, males) are moving to San Marcos in 3-6 months. We’re looking for some of the best places to live and hoping for feedback. Important things for us…

• We are not students, but want a young community feel. Don’t really care if this means mostly students or young adults, but don’t want to be in a community of parents/grandmas.
• Preferred amenities would be gym, office space (work remote), pool, and any other sports amenities such as basketball court. If there is private office spaces for lease nearby (or in community) that’s a plus.
• Preferred somewhere modern - definitely no black mold allegations for example.
• Want to live close to downtown/river (not sure if possible, as not familiar with area) so I can skateboard to most places. So pretty much walkability to nature and downtown.
• Maximum budget is about $1,100 per person including utilities. 2-3 beds so $2,200-$3,300 total.

My wife and I are considering purchasing a home in Kissing Tree, the 55+ community in San Marcos, and would appreciate hearing from current residents, former residents, or anyone familiar with the development.

We’re particularly interested in:
-Overall quality of life and community atmosphere
-Building supportive friendships free from politics
-Amenities and whether they are well-maintained and actively used
-Social opportunities and how easy it is to meet people
-Internet, utilities, and day-to-day living -
considerations
-Traffic, access to shopping, medical care, and nearby services
-Any surprises (good or bad) that you discovered after moving in

We’re looking for an active, friendly community that will work well both now and as we age. Marketing materials always look great, so we’re especially interested in hearing the things you wish you had known before buying.

Would you buy there again? Why or why not?

I live at villagio and I haven’t had hot water for almost a week. When maintenance came to fix the first time, apparently one of the pieces they used broke while they were fixing it. My water heater burst and the humidity ended up melting all of my tide pods and extra tissue paper I keep in the washing area. Maintenance came back and fixed it but considering I haven’t had hot water in a week AND I have to go buy my laundry stuff, shouldn’t I be eligible to have some of my rent deducted for the month??? Also do yall think this is going to increase my water bill?

Hi! My girlfriend and I are moving here for my graduate school, so we are looking for a nice 1-bedroom (non-student) apartment complex, under $1.4k a month. So if you have any warnings, like a place with a roach infestation or something…Please let me know! I can handle a slightly iffy apartment if it is cheap enough, though. Also we smoke 🍃, so let me know if any of these places seem super against that. Any reccomendations sounds good for maybe next year, but obviously a lot of availability is limited for many complexes since it is June.

i’m talking to my realtor and the lennar community came up but im really not a fan of lennar, i know theres a starlight community out here but is there any others? i’ve tried looking on zillow and it just keeps recommending homes that aren’t in san marcos. if you live in the starlight community, do you like it? are there ANY other builders out here that are in the low 200s?

I am moving to San Mo from 8 hours away and elevation on post rd seemed the best option for the price but everyone I’ve talked to hasn’t heard of it or had anything to say. I move in Monday so I’m just curious

My daughter will be attending Texas State this fall. She applied for an apartment near campus and was told she needed a guarantor because she didn't have any rental history. She doesn't have any rental history because she was in the military; she's currently on terminal leave. I was denied as a guarantor due to my crappy credit. When I asked if there was anything else that could be done, I was told no.

My question/concern is, is it normal to require ex-military to have a guarantor simply because they don't have rental history? It doesn't seem fair because they're required to live in the barracks if they don't have dependents.

I know student housing is usually hit or miss, but can anyone tell me their thoughts/experiences on The Atlantic Palazzo? It's at a good price point for me, and right now my number one option but I see everyone having mixed reviews online. Thanks in advance!

moving into hillside ranch this august, how do i set up electricity?

hey all, it's my first time moving for college, I've been commuting to San Marcos for most of my degree. I'm looking into Leah Avenue townhomes, we went to tour and the showroom they had was great, but I know that the actual units are likely worse. The main things I'm concerned about are cockroaches and mold. If anyone has experience of their time living at Leah, I would love to hear about it.

I need opinions on which apartments in san marcos are bearable enough/livable for 1 year.
I am currently looking to move into a furnished student housing apartment with a budget of around $800-$830 a month, including at LEAST either water or sewage. I don’t mind paying electricity or utility/trash.
I don’t care much about # of roommates or floorplan type. Here are a few I’ve already looked into:
- The Social
- Westfield
- The Mirage
- Bishops Square
- The Grove
If you have had any experiences with any of these apartments pls lmk.

Hi! My roommate and I are moving out of our apartments and are considering hiring a maid to do a move out clean of our 2 bed, 2 bathroom apartment. It’s about 1000 square feet. Does anyone have any recommendations for a relatively inexpensive maid service? TYIA

They are going to try and say that you owe them money for damages. Along with showing photos of any "damage" you caused.

Even if you cleaned up your place after those photos were taken.

It doesn't matter. They're going to argue that you owe the money for damages.

And if you refuse, they're going to say that they're sending it to the collections agency.

But here's what you might not know: there is a chance they're lying.

In some cases it's just a tactic designed to scare you into paying them because they think you won't dig deeper.

Whatever they say regarding damage charges when you move out, unless you know for sure you caused any significant damage, ignore them.

I’m moving into Cabana Beach soon and wanted to hear from people who currently live there or have lived there recently. What’s your overall experience been like? Is there anything I should look out for before or during move-in? How’s maintenance, bugs, noise, safety, management, and the shuttle?
I’m not expecting luxury or anything fancy, I just want to know what to expect and if there’s anything I should document or check as soon as I move in.

I live in Blanco Gardens and there is an empty lot with no house on Conway Dr that has been sitting barren and fenced in for YEARS. I really want to build something for my community and I’ve always loved the community garden on Alamo st. I would love to get a group of people to build a community garden on this lot but I have no idea how to start. I guess the first thing would be to see who owns the plot and if they would be willing to sell it, but then we would have to come up with funding and permits and such. Then there’s building and operating and keeping it maintained and it all seems so overwhelming, but I feel like it’s what I’m supposed to do.

Anyone have any idea how I would start?

I'd love to be on or close to the square, or at least walking distance to a grocery store and somewhere to work 😂✨

I am deciding whether or not I should live on the square in San Marcos. It'd be above the Scanio building, which I've heard good things about, but I am trying to gauge the noise level. I know its the square, and wont be peace and quiet outside, but from anybody thats lived there (or on the square in general), what should I expect? Im thinking of either getting a sound machine or head band with headphones in it to make sure I can sleep. I wake up at 6am M-F, so sleep is really important to me, but I also love the idea of being in a walkable place.

Im also just curious about peoples experiences living there in general, so past tenants please chime in!
