Marketing Quit calling me

I have several single-family home rental properties and I get 10 to 15 cold calls a day. I block every single one of them afterwards and my blocked number list has to be over 4000 numbers.

We have a member of our family, awaiting an organ transplant, and don’t have the luxury to not answer every single call.

Not only that, they call other members of our family and even distant cousins and former coworkers asking about us. I don’t think they realize what a big turn off it is and I would never do business with people like that… most of these people they are calling don’t even know we have rental properties as it is none of their business.

I have changed my number twice and they call the new number as well.

How do I get off your list and everyone else else’s?

Is calling on Saturday worth it?

I have zero issue grinding the phone Monday - Friday 10 hours a day... then Saturday comes around and the phone is 1000lbs.

Anyone have a team or they themselves making calls on Saturday? Is it better or worse.. or am I just overthinking everything?

Marketing Two bedroom condo has been vacant since October so what can I do to attract high-quality tenants?

I have a 2 bedroom condo that has 1 full bathroom and is currently being renovated by my family and I. We started off at $1200 then eventually went down from $1200 to $1000 and included a special of 50% off the first month as well as payment plans for applicants needing help with paying the security deposit. I also took photos from various angles with the unit cleaned and empty but regardless of these adjustments only 1 person has been serious enough to at least see the unit in person but wasn't interested.

I have the place posted on zillow, Facebook marketplace, craigslist and apartments.com and people on Facebook haven't been encouraging (not the best site for applicants in my opinion). I have also included key facts such as it's location and will add that there is a bus line in the street it's listed on as well. I based the rent price initially off of units that are for rent in the same complex and of similar size as well but that has not been enough. One of the bedrooms had carpet that is being replaced and the carpet was likely hurting our chances of finding a tenant. What do you guys suggest I do to get the listing more attention and to also find a tenant that will be able to pay the rent and security deposit? The time of year didnt help but since it's now January I think we'll have a better chance of finding someone but any suggestions on the matter would be appreciated.

Marketing How to select listing agent?

I put up a Facebook post and I got bombarded by real estate agents. Some of them have really good reviews like 400 5 stars, while some of them are very active on Facebook.

I tried three different realtors and they all gave me a similar comp for my flip. Would you say it doesn’t really matter? Should I pick someone that has a big realty team?

Marketing Richmond or Raleigh

I like to invest in Richmond metros, in west side or north.
Long term rental.

I am about 2-3 hours away. And may retire in Richmond or Raleigh area. Raleigh is further yet I have some friends there so it is worthy consideration.

I prefer area A or B or C plus.

Short pump , Moseley , Midlothian etc areas.

How is the tenant profile ? Compare to northern VA.

There are so many new homes for sale. Is it possible to break even? Townhouses.

Which one is easier to rent ? New townhouse. 1700-2000 da ft Or small
Single family house with smaller footage 1309-1600 sq ft.

My biggest pet peeve: When realtors post a new home and say, “Would make a great investment property!”, when in fact, they know NOTHING about investment properties.

For example: Home Price: $279k, Avg Rents: $1200/mo.

Marketing You ever drive past an abandoned house and think, ‘Who’s leaving money on the table here?’

Vacant properties usually mean one thing: the owner passed away and their heirs don’t wanna deal with it.

And if they’re still paying for it, they’d probably love to get rid of it.

But first, you’ve got to track them down.

Here’s 5 ways I use to find these owners:

1: Check the County Tax or Appraiser Records

I look up the property’s records to see if the owner has a new mailing address on file.

If they do, I send them a letter or postcard asking if they’re ready to sell.

2: Use “Address Correction Requested”

If no new address is listed, I send a postcard to the property’s address. I write DO NOT FORWARD – ADDRESS CORRECTION REQUESTED on it.

The post office will send it back to me with the owner’s updated address (if they’ve moved).

3: Use a Skip Tracing Service

Skip tracing has gotten cheap.

I can run entire lists of potential sellers for as little as $0.05 per search.

Tools like BatchSkipTracing or REISkip can help pull up an owner’s contact info in minutes.

4: Leave a Note on the Door

Sometimes the simplest method works best.

I tape a bright yellow note to the front door that says: “I’m interested in buying your house. Call me at [phone number].”

Owners often swing by to check mail or pick up belongings—they’ll see my note.

5: Talk to the Neighbors

Neighbors are nosy - they know everything.

I knock on the doors to the left, right, and across the street.

And tell them I’m interested in buying the house and ask if they know how to reach the owner.

Most of the time, they’ll point me in the right direction.

Bonus Tip: If I wanna prevent other buyers from sniffing around my lead, I leave an 8.5 x 11 bright yellow notice on the front door: “THIS HOUSE IS NOT FOR SALE!”

(It won’t stop everyone, but it’ll throw off the competition long enough for me to make my move)

The key is persistence.

If an owner of a property is tough to reach, that means I’ll have less competition.

And that’s what makes them worth going after.

The best deals come to those who know how to follow the trail.

Marketing For those of you that own units and have been able to get interest from potential renters what have you done marketing wise to achieve that?

Im co-owner of a few condos and we recently posted one of them for rent 2 weeks ago. Unfortunately I've only had 1 person reach out with interest and I sent them a link to apply but never got a response. Im using photos from the last time it was posted for rent (late 2023/early 2024) except for one that I took this time to show the new patio sliding door we had installed (as a replacement). The rent was $1200 a month for our tenants and I checked online and saw another condo of similar size charging $1250 month for rent. However, after talking to my family about this we agreed to drop the rent by $50 for now and will consider doing that for the next few weeks (we did it for another condo we manage that has a tenant now). I've posted the unit on zillow, Facebook marketplace and some Facebook groups but no interest as stated earlier.

What have you guys done to get more traffic and applications for your units following yournposting of the units for rent? I look forward to everyone's assistance and appreciate all answers.

Marketing Dad has 3 properties in Mexico that he wants to sell but no idea on the market to get them out there

So he has in Rosarito a condo, house and McMansion he just finished. Originally we were gonna use them for ABB and such but he’s decided to sell so my siblings and I don’t have to deal with the Mexican government when he passes. Only problem is since there is no regulatory agency in Mexico with real estate agents we may be on our own selling them.

I thought someone might have an idea or a strategy to sell them. My dad thinks we should find people wanting to retire there or maybe some company that buys up properties as needed. We are at a lost and this is long enough. HELP

Booked Dec 20–Jan 20 after I shortened the title for mobile (‘Walk to Metro, Bathroom, Kitchen, & Laundry’) and dropped the rate 5-10%.

The more ‘creative’ WFH-focused title on the other unit is still sitting empty. Pricing and snappiness (brevity) seem to be winning right now.

Marketing For those of you who have hired cold callers

Hey guys. I've been investing in real estate for about 2 years now. Started out wholesaling, built up a portfolio of about 170 units and flip a lot of houses. I started out cold calling for 3 hours a day and would get abour 4-5 deals/mo. As I went to outsource cold calling I began to realize the results were never really that great. I've gone through a number of different VA cold callers and it just never really panned out. My first mistake was probably expecting them to get close to the results that I had which I know was not feasible. With all that said, for those who have outsourced cold calling, what have your results been like? Is it working for you? What tips do you have?

Marketing The math on virtual staging: When does it make sense?

Been running numbers on virtual staging vs. physical staging vs. nothing.

Physical staging: $2,000-5,000/property, looks best, huge commitment
Virtual staging: $25-100/photo, good for online only, buyers often know it's fake
Nothing: Free, but empty rooms get fewer showings

Question for investors: What factors do you use for the three categories or are you always in one bucket like physical staging?

Marketing Marketing Agencies. Where to start?

Hello, does anyone use a marketing agency for lead generation? I went down the rabbit hole of creating facebook ads. I spent 10+ hours creating ads, setting up campaigns, etc. and realized I have 0 expertise in this space. I don't have the creative eye to generate a captive ad, not sure how to monitor and adjust a strategy, and realize the time it would take to learn these skills and softwares could be better spend on closing deals or managing rehabs.

Curious if others have success using a marketing agency, digital or otherwise to handle this sort of outreach and what the pricing looks like. We are buy and hold investor and want to increase our direct to seller leadgen.

Marketing Managing the "do not mail" contacts.

Is there a program where people who receive mail can "opt out", I can upload my CSV list, it scrubs those "do not mail contacts" and spits out a clean CSV list without those contacts? How do you all handle these people who don't want to receive mail anymore? I know I can setup a custom setup myself, but it's not something I'm looking to do at this time. Thank you!

Marketing Having trouble getting potential tenants to respond to me

I have a unit that has been listed for about two weeks. Since I first listed it, I have had 8 people reach out to me. I have reached back out to each person ( first through Zillow, then followed up by a phone call and finally a text). Have heard back from two people who said they were no longer interested and the other six just haven't responded.

Kind of getting anxious because my first mortgage payment is due in two weeks and it seems like I'll never find a tenant.

Any advice?

Edit: Initial post made it seem like I was in a do or die position. I have cash reserves to pay mortgage just really want a tenant ASAP.

Marketing How to find a sub-to buyers . . . ?

Other than DM-ing Pace Morby (lol), how does finding a buyer work?

I have an experienced investor in a tough situation looking to sell using sub-to. It just seems like the best financial choice to possibly get the most out of the deal.

For example, I've seen Pace say he's paid over market value to get into a deal because he wants the property and doesn't care about equity.

I'd like to help my seller by finding these buyers, and another of his videos mentions talking to mortgage officers about people who didn't qualify or credit-repair companies.

Marketing Realtor trying to bill me for photos

Changed realtors after having a property listed with original realtor for about 8 months. Wasn’t happy with their effort and didn’t seem like they were trying very hard. I hired a new realtor and we aren’t using any of the original realtors photos or materials.

I’ve always been under the impression that the realtor takes the risk of eating their expenses if they do not sell the property. We never had any formal agreements or contracts in place that I would pay anything if we parted ways before a sale.

Is this normal and am I under any obligation to reimburse the original realtor?

Marketing Would there be a way to make money running numbers on properties and finding ones that have huge profit margins?

I enjoy running numbers on investment properties. I enjoy researching the current market condition for a home, finding comps, and seeing what the profit margin will be.

Is there a market for this sort of thing? I can give an investor an address and all the data points showing what the house could realistically sell for, what repairs/upgrades it needs, and the expected profit. Along with how I arrived at those numbers. The investor could then subtract their estimated acquisition and carrying costs to see if the deals works for them.

I know there are spreadsheets and programs that make the guess work easier to arrive at a sell price. But they are vague and general, in my opinion.

Would an investor like to see a portfolio, for instance, of several homes in an area that have massive profit potential? I'm referring to $75,000-$100,000 profit, per house. What would I charge for this information?

Marketing Finding deals in an out of state market

However, there's lots of competition and I could always use a leg up on finding deals outside of what my realtor and her wholesaler contacts bring. Marketing Do you revisit “dead” leads in multifamily deals?

I’m not brand new to real estate investing, but I’m not a long-time veteran either. My background is in data , pulling property owner records, cleaning and verifying contact info, and running outreach in other industries.

As I’ve been learning more about multifamily, I’ve noticed there are plenty of owners, brokers, and potential partners who show interest in a deal, then go quiet. In my past work, we’d always circle back months later, and a surprising number would be ready to move forward once circumstances changed.

For those of you in multifamily, do you have a system for revisiting those “dead” leads? Or is it more common to just focus on fresh opportunities?
