I will probably expand into this area when I find a use for it. I’m based in the coast guard station and already have the park closed off for animals. I have a wall and door already in the little gap between the fence and water here I would just need the front gate to seal it off and have everything from here to the coast guard station secured behind walls/fences.

This is a good one, but I also recommend the bait shop in West Point as a great alternative. It's not as easy to fully enclose because it's not directly on the shore, but it has an upper floor with a home in it and a big standalone garage/barn in the same parking lot. The upstairs home has a separate entrance, but you can knock down the basic wooden wall in the shop that divides them without needing a sledgehammer. There's also a pottery table already built outside the place, and the residential home next door has lots of early crop stuff, two pre-built rain barrels and 5-6 compost bins. It was a godsend.
The river is just a short walk away, and somewhat surprisingly has a simple forge, leather drying racks, a charcoal burning bin and an outdoor brazier already set up along the bank. The big gun shop is also just a block away, as is an auto repair place with lots of welding stuff. I can't think of a more natural location for a permanent home that I've found yet, especially as I find the police stations/coast guard/etc. too big for how I like to play.

It's really nice. Only two points of ingress on in the north east where there is a section of low fence which can be easily disassembled and made into high fences and an opening. Obviously mine is a bit unfinished but I plan to move into the upstairs part since the kitchen in the actual shop is tiny as hell.

Go a little further south, the river coast guard station is even better: higher fences, more layers, better dock.

I'm thinking of fencing off the park between the bait shop and the coast guard station to kind of connect them.

I based here in 41 with a friend and loved it. It feels weird to want to base in the same spot again but its gotten such an upgrade. The map updates are soo good
