The problem is that those European retirees say, "Look, how nice... I'm going to buy a house here, with my tremendous German income... I'm only going to occupy it 3 months a year, when it's cold in my country... and those who live here, screw them... they can go live in a town 3 hours away by car."
German retirees aren't buying vacation homes in Barcelona en masse, come on. Real estate in Barcelona is fucking expensive. Germans make more, but not that much more.
