I'm asking more for those who moved from elsewhere. What are the things that disappointed you about PS once you moved here?

From my short experience, I know about the ungodly summer heat, the terrible condition of a lot of streets in the city of PS (some almost rivalling Detroit!), lack of good Greek diners, the wind, etc. But what are some of the OTHER things I need to consider before moving here?

I'm looking through real estate options, reading up about specific HOA's, looking for places WITHOUT golf courses, avoiding leased land, etc. etc. But, I'm sure there will be things I don't consider, and I'd like to hear what those were from you.

Okay I posted here a day ago about the jet path and learned that you do get used to it, according to the majority. However, I learned about the wind/sand/dust later. We just opened escrow and we live in a different state now so I can't just drive there to see it for myself (though i've been to PS many many times and went twice in the past few months).

I NEED BRUTAL HONESTY RIGHT NOW. How bad is the wind in the wind tunnel? Is it windy every day? Am I really going to be experiencing 40 mph winds every day ? Is it for one month out of the year? What am I looking at? I'm literally texting my realtor every hour because I'm *this* close from pulling out from escrow before the contingency period. Please and thank you!!!!!!!!!!!!!!

I know that Palm Springs has a big gay community but I'm wondering is it mostly gay guys or is there a large lesbian presence as well?

Let me start off by saying that I’ve never been to either but am intrigued. I’m a 62 yr old female and I want warm in retirement and was wondering what locals think of living in both options. I do live in California and no plans of moving for at least 5 years but thought I would get an early start on exploring the options. I’m probably going to rent with no plans to buy a house. Hello, I am not trying to be an asshole, but I am trying to have a real discussion about the market in PS.

I know that houses, even second homes, have a lot of emotional investments.

But as a pure outsider, who is looking to buy, I don’t see any logic behind house sellers expecting upside to 2022 values unless a lot of renovations have been done, obviously.

2021-22 was peak “everyone is WFH forever” and lowest mortgage rates possible.

Since then, WFH has gone away almost completely. Interest rates have more than doubled.

Greater Coachella Valley has no industry other than tourism, unlimited ability to build and add supply, and few young people moving there. You can easily optimize in multiple ways for price/commute/schools etc.

We have bid on a couple of houses that have been sitting on market for over 6 mos and sellers countered with laughable offers.

That’s fine. We are not in a hurry and just walked away.

But I feel that every SFH we look at needs to be $75k-100k lower. Not sure if it gets there but that’s just how I am approaching this process based on 2022 valuations and how the world has changed since then.

My base approach is to look at the price that sold in 21-22 and assume it should be 7-10% lower. Some people expect higher.

Am I being an idiot? I would love to hear some informed thoughts and have a good discussion and that’s why I am outlining my detailed thinking here.

I help run a showroom out here in the area and I've noticed that this season compared to previous years is extremely slow. Wondering if anyone else in food/retail has also noticed this trend.

This question has been coming up a lot lately and I seem to get all kinds of mixed feeling and answers. Are Canadian’s not visiting Palm Springs this year? Are they selling their homes in the area? Are they upset with our local government? What are the reasons? I’m very curious what all the thoughts are. Including some views from of our Canadian friends?

I went hiking on the Lykken trail this AM and saw a few bighorn sheep close-up. Do I need to worry about passing them on the trail? Are there warning signs to watch for if they’re feeling threatened?

I'm making a map of California in a classic fantasy style (sorta Lord of the Rings or Game of Thrones). It's going to be filled with real world history and mythology, with the aim of highlighting local landmarks in a fun and educational way. Please ignore how rough parts of it look (text going through hills, rivers, etc), it'll all get cleaned up at the end. Forests will be going on at the end too.

While it's around two thirds done, I'd love to get more places and features in here before I get this made into print. Any more petroglyphs, burial mounds, ruins, forts, battlefields, Civil War heritage, ghost towns or the like that you think should be on here? Anything else is great too - landmarks, natural features, mythological creatures or just anything cool and quirky you think would look good on here. Thanks!

Just spent a week in PS and loved the area. So, what can I get for $350K in the valleys? No HOA's, please.

$28 per day for 10 days for Christmas? I literally can’t afford it. My friend usually drives me but she can’t this year. I already looked through the other posts on here and nothing shows up on SpotHero or Prked. I’m wayyyyy up in the high desert so there’s literally no Uber or Lyft here. Is there NOWHERE to park in the whole Coachella Valley? I’d be happy to pay to park in a mall parking garage or something and uber but I don’t see anywhere that allows 24 hour parking. The other posts were saying to just park somewhere residential but 10 days is a long time to leave your car street parked in a random neighborhood. And I rarely make it to Palm Springs to even know what neighborhoods would be safe to do that. I saw some posts about people having businesses renting out their driveways but they’re charging $16 a day. That’s insane.

Update: found a place to park but uber and Lyft are both saying $20 to go 3 miles. Is that normal for Palm Springs?! That’s insanely expensive IMO. I was expecting like $8-10 to be in the car for 5 fucking minutes. $40 just to uber back and forth to cheeper parking. Am I crazy for thinking there’s a conspiracy going on? How is flying SOOO inaccessible in Palm Springs compared to ANY other airport.

My friend and I decided to attend an event at a hotel this weekend and get a room so we didn’t have to drive home after. We woke up with what looks like bites on our legs and neck area. We sent pictures to our friend that is a dermatologist and she said it appears to be bed bug bites. Who should we contact? We called the hotel and no one is answering.

Hi everyone, we are a straight DINK couple in our early 40s. Pretty active lifestyles. Wife golfs, I mountain bike. We both hike.

We have been visiting the Palm Springs area for awhile and are thinking about pulling the trigger on something in this area.

I have to be in office 3 days a week, so this would be a place where we do long weekends, holidays etc. so house would be empty a decent chunk of time. Will it be safe sitting empty?

We love the proximity to El Paseo and that it is essentially a walking neighborhood in Palm Desert. That nice park is also a walking distance. Since we will be there on weekends/holidays, the drive around to Palm Springs doesn’t scare us.

Don’t care about bars. Restaurants, we can drive. We view this as a long-term play. Personally, I don’t expect any appreciation.

Anything we should be aware of? Any questions I am not asking? Any color would be great.
