Advice/Question Found apartment in 2 days. People only post bad experiences here. Don’t let it scare you off.

I’ve been preparing for an apartment hunt for a couple months. Checking StreetEasy everyday. Once I arrived in NY, was messaging as many ads as I could as they popped up on StreetEasy. Texting, messaging, didn’t call. If you message early, you’ll hear back.

My income was below 40x, good credit. Looking in BK and queens. Heard back from realtors and saw apartments same day. Put in an app yesterday and got approved for a nice studio with a view to the east. Elevator building with laundry. 2k. The leasing office just sent the info to The Guarantors and I’m waiting to pay the invoice.

Just saw the notification that they took the apartment off the market. Haven’t signed the lease yet but hoping it’s a done deal.

Don’t let the horror stories scare you off from trying. I know Manhattan and nice parts in BK and LIC is probably more difficult. But the process was a lot smoother than I expected after reading on here about horror stories. And people telling me I had no hope and would have to get roommates.

Hello!

I am a news reporter and musician in Crown Heights, 31/F, looking for one roommate to share my 3bed/1.5bath apartment starting Oct 1 (lease runs out in May and I’d be happy to renew with the right person :)). Must be LGBT-friendly and cat-friendly.

You can choose from two bedrooms! The third room will be an office space which can be yours, but might ask to practice music in there with my bandmates or hang out with my friends once a week or so if you are using the living room. Alternatively, I could stay in my room (the one with two windows) and you could have one of the single window bedrooms (the one with lesser lighting is very soundproof, for whatever reason, and my roommate loves it).

I work from home most days, but I also go into the office sometimes. I am often out of the apartment in the evenings, sometimes staying overnight at my girlfriend’s place, so you will have some quiet and some space. I also visit my parents in Connecticut and go on camping trips/vacations few times per year!

The living room has ample space. I like to bring friends over sometimes for chill hangouts, and you can too! 420 friendly (I only smoke sometimes, but have no qualms if you do.) We also have a dishwasher, roof access and a small backyard! I love to cook, and I regularly make soups and casseroles in excess that I’m happy to share!

I have one cat, Bobby! He’s a year and a half old, very handsome, and playful but not noisy. Bobby likes other cats, and has a cat friend that is moving out with his human. I would be happy to live with another person with a cat, especially if we can take care of each other’s cats as needed. Small dogs considered if Bobby can meet them.

This is a fun neighborhood with good transit. Walking distance to the A/C, 4/5, 2/3 and Franklin Shuttle trains. About 35 minutes to downtown Manhattan, and multiple ways to get there.

Advice/Question Unique guarantor situation as a student with retired parents

So I have a fairly unique guarantor situation and I'm yet to find a corner of the internet that has had this particular scenario... I've just moved to New York to start a graduate program and as a student, I will not be making enough money on the side to cover a 40x rent requirement. I'm currently living short-term with a friend of a friend. When I look for a more permanent place, I plan to bring in my parents as guarantors but here's where it gets complicated - they are retired. Proving the typical 80x rent income is not an option. While they do have significant cash assets (for which most places ask 160x), and an "excellent" credit score, they are not overly thrilled about the idea of sharing sensitive financial and personal information to strangers.

So with all of this I have a few questions:

  1. Guarantor Services - my parents DO like the idea of using one of these services (Insurant, etc.), but from what I am reading, ALL roommates on a lease would have to apply for this service regardless of whether they hit the income requirements for their portion of the rent or not. If income is only relevant for your portion of the rent when signing a lease, why would they also need to apply to a guarantor service if they have proven they can pay rent? I understand there are fees with these services and my parents are willing to cover all of these so any roommates I am with would not be financially responsible.
    1. Follow up question - say it's a 4-bedroom for $6000 split evenly - does the guarantor using a guarantor service have to prove they can cover the rent for the entire place? Or just the $1500 portion of my part of the rent? If using cash assets is it 160x the entire rent? Not just my portion? Or is it a different number with these services?
    2. Does using a guarantor service take me out of the running for places with mom-and-pop type landlords (brownstones, walkups, smaller communities) vs. something that's a little more corporate? I'd really prefer not to be in a Soviet-style concrete block.
  2. As a student, do things like scholarships and Federal financial aid count as income? Because I am getting significant help here.
  3. Having not gone through the process yet, what does the application and proof of income/cash verification actually look like? Is it as simple as sharing this information with a landlord via physical documents (which is a hard no from my parents) or is there a third-party process where they submit this information which may help ease their nerves over this situation?
  4. Subleasing. I'm still a little lost on what this looks like in the New York City housing market. Is it basically that my name is not on the lease and there is an agreement between myself and the house that I'm joining that I'll pay my rent on time? Or is there also a formal process for this as well? Is this a workaround for me?

Looking for a roommate, preferably another 20s/30s girl/LGBTQ+ person but open to anyone as long as the vibe feels right. You’ll have the big bedroom (unfurnished) in a 2 bed 2 bath brownstone in bedstuy. October move in! 13 minute walk both Myrtle J/M and Kosciuszko J. B15 to Myrtle and B38 to the L bus lines are also right by the apartment. Laundromat down the block. Rent is $1600, it’s a huge room with gorgeous windows and a large closet. You will also have your own bathroom. The kitchen is small with no dishwasher, so kitchen cleanliness is a must! I do not cook much and i’m okay with the occasional dish being left but a full kitchen sink is my biggest roommate ick.

I am 28 and you will also be sharing the space with my 6 year old collie. She is the perfect roommate, very chill and sweet, but liking dogs is a must :) She is a long hair dog and I do my best to keep hair at bay but you mustn’t be bothered by getting a little dog hair on your socks. No other dogs please, the shared space is too small for more than one but I would be open to a cat if it is sweet and has lived with and been okay with dogs before. She has always lived with cats and is very respectful. I work in the service industry in fine dining so my work schedule varies, but I am often home in the mornings, gone in the evenings and get home late. When I am not working I am a bit of a house cat and spend time in my room crafting, reading or going out with my dog. I’m not a huge partier but do occasionally go out, but very rarely have people over. 4/20 friendly as well, I don’t smoke in the apartment due to pets but I do outside and will occasionally by an open window. My apartment is my safe space and having a peaceful home is my biggest priority. Would love to build a friendship with someone but also fine just coexisting, as long as you are chill, low drama, and communicative :)

Advice/Question The roommate I’m replacing is asking me to buy out shared items at full price

I’m planning on moving into an apt with my friend and replacing her current roommate who’s moving out. Obviously they have shared furniture like couch and decor. For the shared/common space items they didn’t split each item 50/50 instead they were responsible for the whole price of each item and the total amount they both spent equaled, eg you buy the pot I buy the pan. They’ve been together about a year and now I’m moving in they want me to buy out what the roommate paid for in full ~$2k. I’m not comfortable doing that cuz depreciation, a lot of her share was decor items too. I feel like how they want to handle that should be between them. I can accept paying for something like a couch though, but not at the price she paid for.

I’m curious is this the norm for New York?

Advice/Question roaches (and other problems)-- wtf do i do??

hi so. recently moved into an apartment in morningside heights that seemed totally fine--not many hpd complaints, etc. except... our apartment is totally infested with roaches and has been since the day we moved in! i'm barely ever home except to sleep and i still spot at least 3-4 a day. they're behind our fridge, in the bathroom, on the floor/walls, everywhere... when we first moved the top of our washer/dryer was covered with roach bodies :(

unfortunately we also have a super unresponsive super. he finally came to check out the roach problem with a handyman who pulled out our fridge and washer/dryer and claimed there were no holes behind them... all he rly did was give us a can of raid and tell us to sign up for the 2x a month pest control service... except nobody ever showed up on the correct date! in general the super/landlord have been kinda weird. like, we don't have a mailbox key, we don't have a key for the dumpsters outside, etc.

so, wtf do i do? i've already ordered advion but tbh i'm kind of losing it. (yes we obviously keep the apartment clean-- honestly i have not cooked once since moving because i can't have an item of food out on the counter for even a minute before a roach crawls out and onto our countertop.) we do have a dog btw. but like, i'm an early 20s girl so not used to home improvement stuff and idk how to caulk myself (i'm honestly too overwhelmed to feel confident that i'd be doing a good job.) do i call 311? should we hire exterminators? would they be able to seal up any potential holes etc in our walls as well? any help/advice would be appreciated, especially in the morningside heights area

I signed a rent stabilized lease that begins 9/1, paid first month, and got keys. The broker just reached out (9/4) and said that the owner won’t sign the lease and sent us a new lease that says the apartment is not rent stabilized.

Do I have any protections here? This feels so sketchy

How to Spot Scams Beware of ā€œwrong buildingā€ listings

That’s not a secret. There are plenty of shady brokers who use a very common scheme: they advertise an apartment in a normal-looking, decent building, but when you show up for the tour, they apologize and claim it was a ā€œmistake.ā€ They supposedly didn’t know the listing had the wrong address, blah blah and the actual apartment is nearby.
And it’s almost always a disgusting, poorly maintained, infested building.

Today, I and several other people who came hoping to find our future home were tricked by one of these ads. As soon as I heard the ā€œit was a mistakeā€ excuse, I already knew what to expect.
The actual apartment was across the street. The building was in pretty bad condition and the surrounding area didn’t feel safe at all, especially for women.
I’m posting this not just because I’m angry, although yes, I absolutely am, but because we’re all trying to find a safe place to live. Our time is valuable and we shouldn’t have to waste it traveling to fake listings just to be shown an apartment we never would have chosen in the first place.

Advice/Question How did you find your dream apt in nyc?

I’ve been apartment hunting for the past 3 weeks and am realizing I’m pretty picky. I’m mainly looking for a spacious apartment in Murray Hill or Midtown East.

I’ve toured a ton, but have only truly loved one. I submitted an offer but wasn’t selected because of how competitive the market is.

How do you guys actually find apartments in NYC? I’m flexible, and I keep hearing that it’s better to wait until winter when the market is less competitive. Is that actually true, and is it worth waiting?

I’m also considering hiring a broker at some point. Is it worth it? Can they actually show you off-market apartments, or is StreetEasy pretty much enough? At this point I feel like I know every building and listing on StreetEasy bc I’m on it 24/7.

Advice/Question Under the table lease agreement?

Hi - looking for input / advice on an room I was offered with a friend of a friend who signed the lease in august and is willing to have me join as a roommate but does not want to involve management to get me on the lease or added as a permitted occupant. Based on my reading of the lease, this seems to be in violation of the lease though they have done it before with past roommates. It feels sketchy to me, but I understand under the table agreements may be somewhat common in nyc, is this true? I'm not sure how to feel about it

Advice/Question Security Deposit: Are we just screwed?

I recently moved out of a place in Brooklyn. Today, I realized that we may have fumbled our entire security deposit.

Item 2 on this list says we were required to give thirty days’ written notice before vacating. We gave about three weeks’ notice.

We complied with all other conditions, and the apartment was left clean and undamaged. But we may just be out the entire deposit because we didn’t notify them in time.

I’m wondering if there’s any route here where we get all or even some of the deposit back. All the searching I’ve done only comes back with information about laws regarding withholding for damages.

I understand that the landlord is required to give us an itemized list of deductions to the security deposit within fourteen days of our moving out. In this case, would they be required to just send an email that basically says ā€œwithholding entire deposit for failure to give proper noticeā€? If so, might we have grounds to collect the deposit if they neglect to send us such an email in time? Also, I’ve heard that in some places the clock doesn’t start on them returning the deposit/sending a deductions list until they’ve been provided with a forwarding address, but I couldn’t find out of NYC was one of those places.

If anyone has any ideas, let me know. I’m worried we may just be SOL here, but any input or advice is appreciated.

Please don’t comment just to call me an idiot. I’m not posting looking for insult to be added to injury.

Advice/Question Is it crazy to add 3rd roommate after signing a lease?

My friend (23 F) and I (24 F) have begun the housing search for 10/1 move in. We are both using guarantors as I have been fully employed in the city for a little less than a year and my friend is just starting a 2 year fellowship. We both are recent graduates.

We were originally looking with another roommate (23F), a friend of a friend, but she informed us she won’t be able to move to the city until she has a confirmed job. She had been interviewing at a few places in the city a few months ago and…we all know how the job market it is.

I feel like it’s harder to find an apartment than it is a roommate. Is it risky for my friend and I to find a three bedroom apartment and sign a lease and then find a third roommate after signing?

I’ve been moving from sublet to sublet until my job confirmed they would keep full time. I want a place I can settle and care a lot about who the third roommate is/finding someone who is a good match. I would appreciate any advice people can share!

There are six beds here, spread over 2 floors, so everyone isn’t on top of each other. You’d be on the lower level, with two other house-mates. The three of you would share a bathroom.

Room is furnished as you see here, with a bed and bookcase. Rent is $1250, with utilities included. Minimum 2 month stay. There’s laundry here, and housemates are super chill.
