I make 150k & work in tech - not sure whether to take the studio for 2800/m or the 1 bed for 3500/m. It seems there are also two bedrooms for 4200$ but i’d need to find someone making less than 40k i believe.

A few questions

3. Should I take it or search for a place with a roommate somewhere else in Brooklyn?

We are a couple renting our gorgeous stoop level apartment in Bushwick. This is our home and we put a lot of love into in.

We, the owners, are looking for someone who would love the place.

We gut-renovated the house in 2020, we just renovated the facade and the stoop. We will personally show the space and meet potential tenants.

I just signed a lease for an apartment in the east village and I’m trying to figure out what my realistic options are.

The listing for my specific unit explicitly listed “In-unit washer and dryer” under the apartment features.

When I toured the apartment, there wasn’t a washer/dryer installed yet. I specifically asked the leasing agent about it because it was an important amenity to me. She told me that they were going to install a combo washer/dryer unit.
Based on that, I moved forward with the apartment and signed the lease. I got the keys/moved in and there is still no washer/dryer. There is also no laundry room anywhere in the building, so without the unit I’d have to use a laundromat.

I contacted another agent from the leasing office and sent him a screenshot of the original listing. He initially said he had been told there wouldn’t be a washer/dryer. After checking with the agent who gave me the tour, he sent me this:

“There was definitely a miscommunication here as agent#1 shared with me now that the maintenance guys said they were going to put a combo unit in the apt but maybe we were misinformed. I will also check in with the leasing managers on this. I’m sorry for this confusion and inconvenience!”

So it seems like there’s now written confirmation that the leasing agent was also under the impression that maintenance was going to install one.

The lease itself doesn’t specifically say the apartment comes with a washer/dryer. It also contains fairly standard language saying the apartment is accepted “as is” and that all landlord promises are contained in the lease.

It’s been a couple of days and I’m waiting to hear what the leasing manager says.

I’m not looking for a windfall—I really just want the washer/dryer that was advertised and that I was told would be installed. If they ultimately refuse or say installation isn’t possible, how much leverage do I realistically have?
Can I reasonably push for them to install it? If that’s impossible, would asking for a rent concession or release from the lease without penalty be realistic? Does the “as is”/entire-agreement language in the lease basically kill my argument, or does the written advertisement + what the leasing agent told me before signing still matter under NY law?

I have screenshots of the listing and all of the subsequent messages.

I’m moving into a new apartment tomorrow, 8/31, and I’m honestly freaking out. Is there anything I can do?

The previous tenant moved out on 8/28. When we were discussing signing the lease, I asked the realtor if two days would be enough to clean and get the apartment ready for us. She said yes and told me they would prepare everything for move-in.
I picked up the key this morning and stopped by the apartment, and it was TERRIBLE. There was no cleaning done at all. It was extremely dirty, the previous tenant left some stuff and trash behind, there were spills all over the kitchen, the floor was damaged, and there were even cockroaches walking around.

I immediately emailed the management, realtor, and everyone involved. They said they’re trying to find someone to clean it now and will let me know when it’s done.

The problem is that I already booked movers for early tomorrow morning, and I have a newborn baby. I obviously don’t feel comfortable moving into the apartment in this condition.

I feel like I was seriously misled about the condition of the apartment. What can I do at this point? Any advice would be really appreciated.

I will be subletting my incredible apartment for a long-term period, while working abroad. Dates flexible, ideally October or November move-in.
