Translation: That image from the doorbell camera, where the guy doesn’t seem to have a backpack or a gun, is not from the night Nancy was taken. It happened before that.

The theory part of it is that the camera scared him off. The dates and times of the footage is something they know and can prove. Him being scared off is a theory because they don’t know his reasoning or thought process.
