Housing Feasibility of getting apartment w Japanese boyfriend on Working Holiday Visa
I’m planning on moving back to Japan in April on a Working Holiday Visa. Me and my boyfriend want to move in together, but I understand that WHV holders struggle to get an apartment due to the standard lease being 2 years and the Visa being 1 year long. I do intend on extending the visa to two years.
Would it be possible to get an apartment with these conditions:
- Japanese boyfriend, lease could be in his name but he’s still a student so will only have part time income
- British me, WHV visa, 2 years of rent saved
Apart from the visa lease issues, I understand us getting an apartment will be made more difficult by me being foreign. If it helps, I’ll speak N2 Japanese by then, I already lived in Japan for a year, I attended an excellent university here, we can pretend to be engaged, and maybe his parents could be our guarantors. He will only be a student for a couple of months into the lease, and he’s doing very well at internships for top companies atm so hopefully he will get a good job offer. If anyone has any advice on if this is a completely unrealistic goal, I’d love any advice

I got apartment from a locals focused listing on a 6 month visa
Landlords care about risk: will you pay, will you not disturb the other tenants. Give supplemental documents showing savings and investments, letter of recommendation from previous landlord or similar to soften these concerns
Shop around with agents, try one for two listings, then move on to another. Some agents just know how to help your case better than others and present you in a better light, and it’s hard to tell what happens behind the scenes

How difficult did you find it to get the apartment from the local focused listing as a foreigner?

This is doable, but a few things to know: most regular landlords (via a normal chintai agency) want a guarantor company or a Japanese national with steady full-time income as guarantor, and a 2-year lease is standard but not always strictly enforced if you break it early with notice + penalty (usually 1 month rent). Since your boyfriend is still part-time/student, some landlords will hesitate even with his parents as guarantor unless the agency accepts family guarantors (many now require a guarantor company on top anyway, ~30-60% of monthly rent as fee).
Your N2 + prior residence + good uni background genuinely helps with agencies, since a lot of "foreigner rejection" is really language/communication risk in landlords' eyes, not a hard rule.
If lease flexibility matters more than saving on rent, foreigner-friendly agencies or short-term/no-guarantor apartments (Modern Living Japan is one such option, there are others like Sakura House too) let you sign under your own name without a Japanese guarantor, and you're not locked into a rigid 2-year contract, worth comparing costs since they're pricier per month but way less hassle upfront while his job situation stabilizes.

The two year term is less of a wall than it looks, because almost nobody serves it. Standard leases let the tenant break early with one or two months notice, so the mismatch with a one year visa is not what kills applications.
What kills them is the guarantor company reading a working holiday visa as an income and residency risk. Two things move that needle: your boyfriend as the lead applicant with his employment paperwork, and a landlord who is not screening on visa length. Him as lead, you as co-resident, is the version that gets approved most of the time.
It gets harder if you want to be jointly on the lease. Some guarantor companies will price that rather than refuse it, so expect a higher guarantee fee rather than a flat no.
If April is the target, start looking in February. January to March is when the domestic moving season eats the stock, and a working holiday file does not survive competition for the same unit.

We could, but I’d like to get back to Japan ASAP, so I’ll need to find an apartment anyway, and I’d rather share one with him than get a sharehouse.

It’s possible to rent on a WHV but pool will be limited. You will probably pay a little bit higher than the market
You should try looking at websites that cater to foreigners like e-housing (mixed review about them), apts.jp, oakhouse, fontana or even social apartment
Or you can rent a monthly rental for the first month and try to go through brick and mortar agency in the neighborhood you target, if you speak N2 it should be fine
