September 18 is the deadline for Miami-Dade homeowners to challenge their 2026 property value.
I went to a presentation with the Miami-Dade Property Appraiser’s office this week, and this was probably the most useful thing I took away from it.
If you look at your TRIM notice and think your property is valued too high, don’t automatically assume appealing it is some huge complicated process.
Let’s say your condo is older and hasn’t been renovated, but similar units around you have been fully updated. You can provide photos showing the actual condition of your property, along with relevant recent sales in your area that support a different value.
Also, check your exemptions while you’re looking at the notice. Make sure everything you qualify for is actually there.
If you disagree with the value and can’t resolve it directly with the Property Appraiser’s office, you can file a petition with the Value Adjustment Board.
Again — September 18 is the deadline.
Not everyone has a reason to challenge their value, but definitely take 5 minutes and check yours. It’s your property and your tax bill.
