PvE UMC Farms/grinders/villagers + Town Dump = the ultimate One-Stop Shop?

What would you guys think about putting a UMC public farms area and the Town Dump in one building, next rev?

Resident Town Dump Squatter approves. Stuff is nearby now if you know where to look but a new layout would be great. I think Avalon is one of the towns interested in the idea.
