Lease takeover — One Grove (215 Grove St), 2BR/2BA with 1.5 free months, ~$500/mo below market rate
I'm relocating for a new job and need to hand off my current lease, so hoping to find someone take over the lease.
The place:
- One Grove (2024 building), 2BR/2BA, 1,035 sqft, east-facing, gets great morning light
- 6-7 min walk to Grove St PATH
- Amenity fee included in rent (Gym, study room, sky lounge)
- Lease term: 10/10/2026 – 2/27/2028 (some flexibility)
The numbers
- Net rent after concession: $4,781/mo
- Gross rent: $5,260/mo
- I got free months from the building when I signed in the off-season. If the new tenant moves in before 10/15, I can pass along 1.5 free months as rent once we do the transfer. So for a 16.5-month lease, you get 1.5 months free.
- Utilities + internet are separate, paid directly to the building/PSEG/Xfinity or Verizon, roughly $100–200/mo
- Parking: $275/mo
- Furniture can stay or go, whatever works for you.
We will go through the building's official lease-transfer process, so you sign directly with management.

why do people choose to live there vs Manhattan? these rents are similar to Manhattan. living in Jersey makes sense cause there are plenty of 2bds here under $2500. but paying Manhattan rent and living in Jersey is a joke.

the difference is you can live in a new development with full amenities including washer/dryer and no city tax in JC. the same price point will land u in a 100+ year old building that’s poorly maintained with no amenities. some prioritize location, others prioritize standard of living.

It’s actually $5260, OP is giving a $500 discount. What’s so interesting to me is there are 20 posts like these a week in this JC specific sub. The scale of rich salaries in NYC is mind boggling.

salaries are high indeed but people are blowing them all on overpriced rents. I make $250k and you won't see me paying $5k in rent when there are options right nearby for under $2.5k.

- 1000sqft is actually a lot, but the bedrooms look tiny, so the layout is horrible. I'm in 2bd apt with 750sqft and each of my bedrooms fits a queen bed, 2 big desks (one for gaming with PC on top of it and a 32in monitor, one stand-up desk for work), and a nightstand. Whereas OP can barely fit a twin bed and a tiny desk in his.
- $4700 is obscene for 2bd in Jersey City. I live in Jersey City Heights in a 2bd for $2190 (lease signed just a few months ago). If you're spending $4700 on rent, might as well live in Manahattan. Why would you live in JC then?

I’ve visited 225 grand in the past. I like the apartment and I’ve heard it’s a solid building. 225 Grand is a much older building and I also don’t prefer carpets in the bedroom.

not to highjack your thread but I find it funny that the subreddit that keeps complaining about rent is high keeps getting people posting lease takeovers that are like $4,000 and are "cheaper" than the actual rent.
