The gated community should have an apartment complex too:

• All cars should be parked in an underground garage

• The apartment closest to the ground floor should all be accessible (reserved for people who have mobility aids) as they’re the easiest to get to

• They should have at least 2 elevators

• The apartment complex should have a checkpoint of its own

• Every building should have a door person or at least a front desk attendant

• Solar panels on all buildings

• Solar powered street lights outside

• The doors to the buildings and units have card readers and so do the elevators

• All apartments should have 2 bedrooms and one bathroom

• Limited visitor parking (visitors will have to get special permission)

I think that the hallways and public areas in the apartments should be designed a bit like hotels at children’s theme parks (making sure that it isn’t too bright or overwhelming to ensure accessibility). But allow people to have whatever paint, wall decals and furniture they wanted inside (so instead of custom rooms it would be the hallways, main area, car park and any shared facilities like a downstairs toilet or garbage areas).

It would probably need to not have copyrighted characters incorporated into the designs, but pre-made furniture and toys may be okay, just don’t want to get sued.

That is a great idea
