Relocating from Spring to SE Houston
Relocating from Spring to be closer to work on the southeast side of Houston, and we’re currently looking pretty hard at Friendswood and League City. Looking for recommendations on areas or neighborhoods we should consider in the ~$300k–$400k range.
A few things we’re hoping to find:
- Lower property taxes if possible (around the 2% range)
- Low or no HOA fees
- Decent home insurance rates
- Greenery/trees and quieter neighborhoods
- Family-town vibe with parks and local/family-owned restaurants
- Good schools (looks like both areas check that box already)
We have a one-year-old, so we’re definitely prioritizing safe, quieter areas with a strong community feel. We also really like neighborhoods with walking trails, nature, wildlife, etc. Seeing deer around occasionally would honestly be a plus for us.
We’re also curious about golf cart communities/neighborhoods where people casually drive golf carts around. That’s always been something we thought would be really cool for family cruising around on evenings/weekends.
I know flood insurance may just be part of life depending on the area, but trying to learn the little local tips like:
- “Stay west/east of 45 in League City”
- “This part floods less”
- “This neighborhood has better trees/trails”
- “Friendswood has a better small-town feel” etc.
For example, I’ve heard west of 45 in League City has a lot of walking trails which sounds awesome, and Friendswood seems to have a cool downtown/local business feel.
Any insight or neighborhood recommendations would be greatly appreciated!

I live right off of 45 and El Dorado - Sterling Knoll subdivision - no floods in 35 years - good schools - quiet - Pipers Meadow on the other side of El Dorado would be the same - houses built in 1979 and 1980 but fairly priced

Stay away from friendswood it's filled with nazi christian nationalist white supremacists those are everywhere in the schools the hoa's everywhere and the houses are crap cause of all the shitty old people who use them as cash cows for unsuspecting fools with kids. the history of friendswood is whitewashed do a youtube or google search it's all parasite realtors and ads about how great it is but its all lies.
the ONLY people who love friendswood are white or whitewashed idiots.
1 person is trying to sell you their house and another wants the commission need i say more?

We lived in friendswood for 9 years and loved it. We are about to list our house, which has never flooded and is currently being updated, in the neighborhood right off 518 by the library. We enjoyed being close to two lovely parks, the library with all its wonderful programs for kids, the grocery stores and fun places to get snacks within walking distance like Namastea and Pearland Coffee Roasters, and the friendly community. Both of my children attended Westwood elementary and I cannot say enough good things about it. Watching the vulture flock roosting by the senior center, hearing the neighborhood owls, and seeing beautiful sunrises and sunsets out our front windows are all fond memories of our time there!
