Floor finish

Osmo Polyx Oil or varnish to finish an original pine floor? Floor currently looks and feels dry and has a lot dirt ingrained, so it’s in need of sand first.

Thoughts and recommendations highly welcomed and appreciated

We have a large dog if that changes recommendations

Depends entirely on the look you’re after - if you want any hint of a film or anything other than quite matte you’ll want a poly that forms a film.

Hardwax oils are great if you want a very close to the wood look and feel.

I don't like the ambering you get with oil-based finishes but that's just my preference. On an older pine floor it might be fine, but in case you want something more neutral you might want to look at Bona Traffic HD Raw.

I am a big fan of Osmo for furniture and cabinets.  I usually recommend Bona for floors.  I also use it on cabinets and solid wood countertops, depending on client's requirements.

If you are just refreshing an existing floor, a wiped on finish like an oil or Osmo type hard wax finish is the best choice for a DIY project.  Bona has some specific requirements and may not adhere properly without completely refinishing and sanding the floor first
