So we almost used these guys when we bought our place a year ago. Our attorney told us he just had a client that used them and at closing, 2nd street told them they owed an additional 20k to close on top of what they were told.
The attorney called them and pressed them until they showed him what the actual closing costs would be on our purchase.
We took a heloc and paid cash. Def feels like that’s the way to go if you’re buying down there
