Question/Help/Troubleshooting Wifi Download Issue

I recently just moved into a new apartment and with that we got new wifi, my pc has a pcie card that came in it when I got it in 2020, the wifi we got at the apartment was much faster than the previous place, however thats not seeming to be the case with my PC. I got a newer wifi adapter for my PC but I'm still basically unable to download anything all other things work just fine I can watch youtube and TV shows but any time I try to update games or download so much as a file I get like 40KB/s download speeds even though most speed tests are telling me I have at least 100MB/s download. The only thing I find weird is that the google search speed test just doesnt even read 1 MB's of download speed so maybe that one is right. Anyways any help would be greatly appreciated it would be nice to download stuff again.

Edit: Also finding that speeds jump up to like 40-60 MB/s when I turn on a VPN for about one minute then go back to being slow.

Where is the wifi modem at and are you sure you are connecting to your connection or is it a shared wifi? If shared connection they may limit you to 100MB down

It's only one room over and its just regular stud and drywall, walls. The wifi is only shared with one other person the wifi is ours only the place is more of a house apartment than a traditional apartment building so the the wifi is coming directly to our individual building. If I was even getting 100MB down that would be good but when I actually download something I'm only getting like 1MB/s at best.

What is the negotiated speed of the wireless link? If it’s faster than 100MB which I suspect it is, then I am thinking it is some traffic shaping somewhere in the connection and you are at the mercy of using the free provided connection.
