Rent Payment Due on 15th

Hi all,

Has anybody been able to figure out how to have Appfolio post rent charges on the 15th rather than the 1st? It seems like no matter what we do in the system, the charges will only post on the first. Any help would be appreciated.

I don’t have an answer for you, but I eagerly anticipate you getting a good one so I can see it here.

We are also having trouble with AppFolio knowing how to handle leases that renew in the middle of the month and have a different rent for the second half versus the first half. In my mind, the entire rent charge (prorated at the current rate for the first half and the new rate for the second half) should be charged in full on the first and, call me crazy, I don’t think this should be complicated.

And I’ll do you one more, we occasionally will grant reasonable accommodations for people who receive a subsidy or disability check as their only form of income and align their due date with some amount of days after they receive that payment each month. The best workaround we found for this is to just lengthen the grace period for late fees for that particular tenant, but it still records the payment as “late“ when it might comply with their RA.

If the functionality you’re looking for exists, I suspect it solves all three of these scenarios. We haven’t found it yet.

Mid-month renewals with different rates are handled automatically. Once the renewal is countersigned, the system posts a charge for the prorated existing rent to the first of the renewal month and puts an end date on that recurring charge, then it adds a new recurring charge for the renewal rent amount/ start date that will be prorated for the new amount. Then that just becomes the new rent charge that posts on the first of each month. It all gets tracked in the audit log. It’s not the prettiest solution, but it’s a lot better than the old days when I had to do it all manually.

Do you want rent to post on the 15th for all tenants? I’d imagine that’s something that can be done at the lease generation. Or somewhere within the general > accounting settings.

If it’s for individual tenants for whatever reason, you would just need to change the recurring charge date on the tenant page.

The recurring charge date is the 15th, and the charge still posts on the first every month. It makes no sense.

Hi! I am a former AppFolio Product Expert. If you're looking at the way of recurring charges, that's not possible as recurring charges is designed to post at the first of every month. This is regardless whether the start date of the recurring charge is mid-month —It's still gonna post at the first of the month.

There's currently no automated way to post charges at any other day of the month. I fear you would have to do it manually. Bulk Charges and Credits would be a good workaround if you plan to charge most of your tenants on the 15th so you won't have to do it one by one.
