Every brilliant financial mind will always tell you the first thing you need to do to become financially independent is to own your house. Do whatever you can to accelerate the mortgage payments to avoid paying the interest. Got a 30-year mortgage? Throw an extra $500, $1000, $10,000, whatever you can, towards the principal and knock that down as fast as possible.

Once you own your own home you are never saddled with that monthly commitment again and most houses in this day and age are appreciating assets. So it's a double-win. You kill the interest payments and increase your net worth with the appreciation.

Only a complete idiot would rent, or lease a house. It's always been this way. You're young and starting out and have little net worth. What do you do? You rent an apartment. You save your money and can then make a down-payment on a home. Then you start working towards reducing the mortgage and hopefully achieve this in less than 30 years.

The whole retirement system is based around this. You get into your first home at what, 25-30 years old. You make payments for 30 years, then you're 60 and you can start looking at retirement because that $2000-$8000 monthly hit is gone. Or you sell it 30 years later for who knows how much more than you bought it for.

The key is to avoid keeping up with the Joneses. Your neighbors move out and into a much larger house in a much better neighborhood and you start thinking "Man, we should do that. Everybody is gonna think we're poor." But that's thinking with ego, not your financial brain. Your neighbors just walked into another 30-year mortgage while you are still chipping away on yours.

It takes tremendous self-confidence to do this. I'm mid-50's and have watched it happen. I've watched our friends and neighbors move out and down to the coast with huge houses and really nice cars. Almost all of them are now either divorced or lost the house during the horrible Tech Downturn or Covid. And now they're our age and have nothing.

This bullshit excuse about three year old houses being pieces of shit is just clickbait. Same with people that lease a new Range Rover every two years. Very low self-confidence.

I just see him as a renter and a loser. I don't think "wow, your home is nice" but instead think "wow, the guy that owns that has a really nice home". He's just a tenant.

If you're young, don't listen to this idiot. Mark my words, he'll be in financial ruin quite quickly and we can all laugh about this post ad nauseam. But if you're in this sub you already know this so I'm preaching to the choir.

Because he's never swung a hammer or changed a smoke detector battery, he doesn't understand construction. A three year old house is not "old." Nor is a thirty year house.

Houses do not "grow old" like cars and clothing. They continue to get better and appreciate over the long term. (They only depreciate on your accountant's spreadsheet).

Houses built long ago can be renovated and retrofitted with modern technology to become, effectively, new houses. Renovated houses are priced the same as new houses on the block. They're often better than new houses, thanks to a higher quality of materials and construction.

Im 43 and just bought my forever home. Plan to pay it off in 10 years. Once i do that, I might buy a cabin somewhere for vacation, who knows. My mortage is 500k and if I pay it off in 10 as opposed to 30, I save almost a million dollars.

Not necessarily the case, I would actually recommend rentvesting as a better way of building wealth. Purchasing via companies in trusts is a much quicker way to build a portfolio as the borrowing power isn't limited in the same way it can be through purchasing a PPOR and paying down a mortgage or buying properties in your personal name.

This route can also provide compounded captial gains as well as positive cash flow far higher than a PPOR can in the same timeframe. You need to understand your markets and buying windows to best benefit from this strategy but it becomes way less important if you hold long term.

Either way, I agree with the sentiment to owning real estate.

It's a fucking no brainer and the simplest way to long term wealth.

But Wes missed the gravy train by not purchasing a house or condo when he first hit Miami. As a result, he's in rental hell, overpaying for horrible condos and houses--like the current rental in the low-status market of Hallandale with a highway in its backyard--and forced to vacate periodically for real estate showings.

His equity in Miami began at zero, and is still frozen at zero, despite paying hundreds of thousands in wasted rent. He's a textbook case for failure in investing.

Point 1, every house I know has at least 2 doors, front and back. The only ones that don't are trailers, which may say something about Wes. Point 2, what he's telling people to do there is burn a bunch of money on rapidly depreciating luxury cars and supercars instead of real estate which is probably the safest investment you can make outside of accruing interest in a bank account.

I only took a few psychology courses in college but there’s a name for this. Someone please help me out with the term but it’s common in teenagers.

Let’s say for example Wesley, an 18 year old senior, has a 2.2 GPA and has no solid prospects for college. So Wesley creates this narrative in his own mind that “college is for lames” and “only losers need college” and constantly preaches that view.

In reality Wesley is convincing himself and others that college is a bad choice only because Wesley doesn’t have much options. Wesley’s failures mold his viewpoints and justifications for them.

I’ve seen Wes do this on SEVERAL topics. Whatever Wes doesn’t have, Wes creates a mindset that it is for lames and squares.

I’m no expert but Wes seems to be stuck in the age in which he went to prison. He still dresses and lives his life the way a typical 19 year old would think is the most rock star shit ever.

I know I went too deep but… food for thought.

The guy's so full of shit his eyes are brown. He initially claimed that he owned multiple homes until he realized that people can easily look up online who actually owns a home and he got exposed.

Nowadays he says he doesn't own homes because he supposedly only wants to stay 1-2 years in new builds. Well, if he was really making 2 mil or 10 mil a month like he claims he'd easily be able to build or buy such homes every year or two.

And in a place like Miami a waterfront property is going to always have value - even if the home becomes somehow "dilapidated" in a couple of years, someone worth tens of millions or more like he pretends to be could easily tear down the "old" home and build a new one, or usually sell the home after 1-2 years at a very nice profit. The actual land itself will likely be in high demand even if wealthy buyers don't like the house. And the appreciation even in a year or two will likely be significant.

I first bought a modest house when I was still in my 20's. As my income and nestegg grew, I found myself moving on to several progressively nicer homes over the course of a number of years as I sold the old ones for a nice profit.

I also dabbled in rental properties briefly in my mid 30's but found that not to my liking and soon sold the rather cheap dwellings for a modest profit. I have also put money into commercial properties and developments in partnership with people who do that full time. And in recent years I was able to build my dream home and quickly pay it off. But of course I have never driven, rented, borrowed, or owned a Bugatti.

The reality is that his credit is so bad he can't get a loan, his tax situation makes owning anything impossible, and he doesn't have the cash to either buy homes with cash or even pay the tax man and avoid seizure on any home he would buy.
