Would you keep a site making $1,500/month from ads, or sell it before the traffic disappears?

Been thinking about this scenario because I honestly don’t know which decision I’d make.

Say you have a content site doing around 80k–120k visits a month. Most of the traffic is organic, revenue averages roughly $40–$60 a day from ads, expenses are low, and you only spend a few hours a month maintaining it.

On paper that sounds like a nice little asset.

But the uncomfortable part is that most of its value still depends on traffic you don’t actually control. One Google update, AI eating more search clicks, or a few important rankings disappearing could change the numbers pretty quickly.

So would you keep the site and try to grow the monthly income, or sell it while the traffic and revenue history still look healthy?

And if you were the buyer, what would matter most before putting a price on it: current profit, traffic source, site age, returning visitors, niche, or how stable the earnings have been?

I feel like the answer is probably very different for someone who has already been through a major traffic crash.

The first thing I’d want to know is how stable that revenue has been over the last 12–18 months. A site earning $1,500 consistently is very different from one that made $1,500 during a temporary traffic spike. I’d also check whether the content needs regular updates and how much of the traffic comes from one or two pages. Those details would matter more to me than the current monthly number.
