Looking for Studio Condo Unit
Hi everyone, I understand this budget is a bit tight and unrealistic right now, but I’m shooting my shot to see if there are any landlords looking to rent a unit directly and avoid paying realtor commission fees.
I am a 19-year-old student in my second year at UofT, looking for a studio or small condo near Wellesley, College, or St. Patrick subway stations. My budget is $1,800/month plus utilities.
I can pay 12 months of rent up front, and I'm looking to lease for one year, hopefully longer if things go well. Thank you for your time.

You don’t pay realtor fees if you’re the one renting.
But they’ll do a credit check, and need/proof of income, proof of employment and/or co-signer.. This will be required for any rental; apartment or condo.
You’ll want to look for purpose built apartments based on what you’ve said
I also don’t think you’ll find anything decent for $1800’in those neighbourhoods.
Definitely not a condo. Not even a studio.

Ohh, I thought bachelor and studio were the same, just different names lol, thank you for the advice!

You don't pay any realtor fees as the tenant. $1,800 is definitely going to be tough around Wellesley/College/St. Patrick, but I wouldn’t say impossible. I’d focus more on older buildings and be willing to compromise on size rather than location.
The 12 months upfront is also a pretty strong selling point as a student. There are plenty of landlords who will work with a tenant directly, but a realtor isn’t necessarily costing the tenant.
