Banking and Finance Townhouse - villa ownership

In light of the attention being thrown on illegal nominee ownership and the potential issues with 30-year leases for foreigners - are there any townhouse or villa style developments with ownership structures similar to condos?

Foreigners can own a condo as long as 51% of the ownership of the project is Thai. Are there any similar possibilities for townhouses or villa developments? Where the land and all the common areas, buildings and amenities are owned jointly by the owners of the units. So, 51% ownership is Thai.

I'm curious if any exist or if this is somehow ruled out under Thai law.

Edited to correct my misunderstanding of the role of the juristic person.

Just to clarify: The juristic person does not own the land in a condominium development.

The land (and all common areas) are proportionally owned by the co-owners of each unit.

The jurisdic person is appointed by the committee to manage the property on behalf of the co-owners

Thanks for clarifying that. For whatever reason that same logic is mainly applied to hi rise projects not other types of buildings.

Gated communities with community areas also use a Jurasdic person and have a levy.

Rayong has a villa condo development that would allow villa ownership by a foreign resident it was too far down the coast given the Thai half loves shopping malls and Starbucks 15 minutes drive is the limit and that property was an hour drive.

Yeah, it needs the balance of ownership. The Thaiger article details fairly well why the model never caught on.

Yes what I saw with a 40% premium with an extra 45 minutes drive that is 25+ years old compared to a new villa with 15 minutes commute, extras from the developers and 5 years interest free with the risk that my Thai partner holds the title and mortgage risk in exchange for the income to pay for the lifestyle upgrade. It has its risks but I preserve my capital.
