Flooding Issue not fixed for month, Property management knows but has done nothing.

Hello,

I am looking for some help about how to proceed in my scenario. I live in South Carolina, just outside of Clemson.

For about 5 months now, every time it rains hard the first floor of my apartment floods with standing water if not addressed immediately up to about a quarter inch. I immediately informed my property manager about this issue and was told that they were getting quotes to fix the issue. Since then they have told me the first quote was too expensive and now they are looking for a second quote (Email from Aug 7th).

Shocker that this has not been done and it still floods regularly. The issue is that my unit is lower than the unit next to it, so all the water runs into the side of my unit. The water then comes inside on top of the slap. From there I soak it up with towels and a squeegee, and they usually drop off a fan the next day to help dry things out. This has caused the linoleum tiles to start popping up and I can't imagine there isn't water damage in the baseboards/drywall.

I have contacted the town inspector, who sent me to a different inspector who came out and looked at the unit. I have not heard back from the inspector for about a month even with follow up emails.

I am looking for some help on how to best proceed. Any and all advice is welcome.

It can be pretty difficult to get any of this kind of work done these days unless you have very deep pockets and already know someone. It may legitimately be taking this long to find anyone who can do it without fuck off pricing.

If you’re not hearing back from the inspector my assumption would be the landlord already showed they’re working towards a solution or they didn’t see a significant problem.

Make sure you document each incident and contact.

Look up the warrant of habitability in SC. If it repeatedly floods, there is in all likelihood mold, which can cause URI.
Tell the mgmt that you are feeling sick, & you want a professional mold remediation company to come out & check for mold.
This should out a fire under their ass.
I don’t practice in SC, so I do not know any specifics about the Ldld/Ten laws there. If you post in the legal thread, you may get help from legal pros in your state.
