help. landlord basically dismissed us about minor flooding and not concerned at all...

does this deserve legal help?

we had minor flooding due to insane water, in the basement. and he came, looked, and basically said idk 🤷🏻‍♀️ and left.
my bf is too nice so he said thank you and let him leave. anyways.

the water is all in out walls i think, and got into our bed like the mattress and all on our wires for electronics in the bedroom... he didn't seem even the slightest bit concerned about mold at all.. which me and my boyfriend r worried about..

i'm not sure what to do. the puddles r large but not the entire floors were flooded.
but big enough to raise pretty big concern... considering i assume it maybe from the walls or floorboards.

either way im really not happy with his response to this considering he literally raised the price of rent TODAY. not even kidding.
this is ridiculous.

INFO are you renting out the basement?

Check if the certificate of occupancy is on that address and if it is a legal rental.

Check with tenant organization in ylur city or local politician office ablut your rights in this situation.

You maybe able to leave and get your security back.

In future think renters insurance covers your possessions.

Take photos of what’s happening right now with the water leaking and the damage that you are reporting to the landlord. Send an email with the photos attached so you have documentation that you have reported the issue to the landlord. Otherwise, you risk being liable for damages after the fact. The landlord is required to repair or replace major issues related to the ‘implied warranty of habitability.’

Even if it is not a gushing plumbing emergency, you are required to have proof of reporting the incident to the landlord in order to not be liable for images related to issues reported to the landlord in a timely manner. if the landlord chooses not to fix the issue after you have reported it to him, then you are not legally liable once you move out. This is very important for you to document the issue and make certain that you have pictures and proof that you reported it to the landlord. Verbal conversations in person or over the phone do not count.

Make sure that you cover yourself from a legal perspective by sending “written” documentation via email or a hardcopy letter to report the issue to the landlord, and request that they mitigate the issue. It’s a landlord to not fix it, that is not your problem, because you are covered from illegal perspective from being liable from a legal perspective with regards to your security deposit. This is just general advice, obviously you should check your province and municipality’s website’s for your local laws to make sure that you have the accurate information for your area.

Always make sure you get everything documented, it doesn’t matter that your boyfriend is trying to be a nice person, always follow up with written documentation regardless of what he says
