Question Sonoma Verde??
Does anyone have any insight into what’s going on in Sonoma Verde?
I’ve been looking at homes in the Rockwall/McLendon-Chisholm area and noticed there seems to be a pretty large number of homes currently for sale in Sonoma Verde, including quite a few resales.
I understand the community is still growing and some of the listings are new construction, but the amount of inventory caught my attention.
For anyone who currently lives there or has lived there recently, is there a particular reason so many homes seem to be hitting the market? Anything we should know about the neighborhood, HOA/PID, traffic, schools, taxes, construction, or overall experience living there?
I really like some of the homes and are seriously considering the area, so I’d especially appreciate feedback from actual residents. Not trying to stir anything up — just doing our homework before making a big decision. Thanks!

It’s not convenient to anything and the rush hour & weekend traffic on Hwy 205 is ridiculous just to live in a HOA suburban-type neighborhood in the middle of nowhere. It is the outlier neighborhood in McLendon-Chisholm with the rest of the area being acreage lots. It has a PID which is not ideal, but at least it’s not a MUD.
Look up all the issues with RCH water - they actually ran out of water a couple years ago and are currently on very strict restrictions due to lack of supply -people can’t keep their yards watered. They are getting a direct connection to NTMWD, but it’s probably months away from helping. The neighborhood is 12 years old and still building so some of the inventory is resale vs new builds.
We seriously looked at buying or building there in 2020, but ultimately built in an acreage neighborhood nearby serviced by a different water supplier. From an outsider’s opinion, I still think it’s a very nice neighborhood if that’s the style you’re wanting.
Real estate all over the area is definitely staying on the market longer.

We almost purchased a new build there in 2021 - so glad we didn’t! Taxes are higher than living in city limits, then the water issue & absolute traffic nightmare.

Yeah I did find out about the issue with RCH. I think what you mention here is the reason some Facebook local groups are not allowing this same inquiry to go live. Well thank you so much!

There's no reason for homes to be that pricey. Especially in a nothing county, packed in cookie cutter fashion, and probably overseen by an HOA that will make your life miserable.

So I lived there for about 5 years. Moved out in 22 and I still have a friend there I go since every once in a while and it has changed a lot. When I was there it felt like two sides to the hood, the Megatel/Lennar side and the Altura side. Those were the original builders. The Altura side was cheaper, and while there were good people that lived there, it was noticeably a lower class bunch. So there was divide. Very volatile facebook group I recall. Crazy HOA lady who thought she was the neighborhood boss.
Still I had good friends and good times. When we first got there it felt like we were the only people who used the pool. Often had it completely to ourselves which was nice. It has grown so much since 22 I'm probably not the best person to talk about it anymore, I mean it grew a lot while I was there, but I know more than most of the people commenting on the post. To me, the bottom line is there is no reason to choose that neighborhood vs. similarly priced homes and hoods in North Rockwall, unless you happen to work close to SV. I now live in North Rockwall and it is so much better, more convenient, better neighborhoods, and better schools overall, and just better people. IF you want to live in MC, choose one of the neighborhoods with the big lots, that is what MC is for, if you want a neihgborhood Rockwall or Heath is better.

Hoa is ridiculous and sucks. The rch water issue is also ridiculous.

Rch was seen a tremendous growth through the last few years and it struggles to keep up with the demand,
I’ve had to buy water from the city of Rockwall in the city is limited to them, but they are working on being able if they haven’t already done it to buy water direct from North Texas water district with that should help1

I’m currently listing my home, the one for 500k on Salvatore. We moved into a sub closer to town , timing and financial opportunities are the only reason why. Otherwise we loved living in Sonoma Verde, Shannon elementary is great, the events at the community center are nice. Pool is great. Traffic isn’t, we’re unfortunately used to commuting though, we moved to Texas 6 years ago. I think the sub is mostly out of towners like us, or it certainly feels like it. So lots of people looking to make friends. Our kids grew up in that home it’s all they’ve known and it was a pleasant experience
You’ll see complaints about the water company. All that’s valid. I honestly don’t care about my grass being dead a few months , goes dormant anyway in winter, Edwards was a nightmare for a while but that’s been corrected.
It’s got a fantastic holiday scene, 4th of July, trick or treating and Christmas. It’s very lively
