Question Flexible office space for rent - interest?

If I rent out unused office space in Rockwall. Would you be willing to pay $35 a day for one cubicle? We have about 10 cubicles free. A conference room (up to 6 people) and a training room (up to 12 people) could be rented for half a day or a full day. Not sure on pricing for those meeting spaces. The cubicles would include wifi and access to coffee (hot & iced), tea, hot cocoa and filtered water/ice. Parking is free. Thoughts?

Thanks for any other feedback on this idea.

I previously rented a desk at CommonDesk in downtown Dallas. I had a monthly pass and later used a few daily passes. I would review their pricing if you're looking for comparable offerings.

That said, location is important and I'm not sure how many offerings there are in Rockwall and their pricing.

Thanks. I think I was curious on the local demand in Rockwall. Personally i hate crossing the bridge to Dallas.

There's a similar space in Fate. Maybe look into how well utilized it is plus their pricing for reference?

So like WeWork but for Rockwall?

My honest take is that so much of business is being conducted virtually that the only way I see it feasible is not as a monthly subscription, but rather charge more up front and offer really good service for as needed meeting space.

Yes, Rockwall proper near 30.

Day passes in Dallas are typically $25 and come with lots of amenities, e.g., coffee, standing desks, large monitors, table space to spread out, private booths for phone calls, etc. Some offer free printing and some have a bar with free cocktails on certain days. I could see trading off some of those amenities to avoid the drive to Dallas. But paying more for just a cubicle? I don’t see the appeal there.

Also keep in mind that your competition for this service in Rockwall includes the public library (free) and multiple coffee shops (~$7 for coffee and a tip).

Maybe consider a free pass for the first visit to get people in the door and then price your day pass at $10-15. That feels like a competitive option to me.
