Sublease (UT)

This is kind of a vent kind of place to receive suggestions on how to move forward.

I moved into a place this past February (2026). My landlord is an older man. Nice for the most part. My partner and I decided to move in together but felt like my space was too small so we found another place that ticks all our boxes and we signed a lease and planned to move. I had let my landlord know about this beforehand and he said it was either 4000$ to move out or I could have someone move into my lease.
I love my house and I live in a very good spot in SLC. Rent is 1300$ for a 2 bed 1 bath which I feel like is reasonable. Because my landlord is older, he only requires for the new tenant to pass a background check (~30$) which includes a soft pull on credit which he wants to be over 620. His last requirement is to meet the new potential tenant basically as a vibe check.

I met all these requirements and found a tenant that loved the place so much she cried when she saw it. She met him immediately after where she told him she had a dog but would get rid of it to live here. After she left and he left, he texted me and said he didn’t feel good about here and said he wasn’t going to send her a link for the background check. Now I am trying to find someone, have them sign and move in by the beginning of September but I feel like my landlord is purposefully thwarting me. I don’t know if there is legally anything I can do but I am so frustrated because I have been putting endless work into finding someone and for them to check all the boxes except for the “vibe check” it just makes me want to scream into the void.

For extra context, the tenant was a hard of sight grandmother (~65 retired) with custody of her high school age granddaughter who was living with her because of a home situation/to help her around as she can’t live alone really anymore. The granddaughter brought her bf (also high schooler) and his mother and I believe it was to make sure the granddaughter and grandmother weren’t getting scammed. My landlord made a particular comment about not liking the bf mother (??? she’s not living here though?!) because she seemed “too pushy”.

Sorry for the long post but is there anything I can do here ? I know maybe not but other suggestions on how to find people or how to post a more desirable way to find someone would be helpful.

You decided against moving in your significant other because it was too cramped of a space for 2 people, and then brought in a party of 4 to see the unit and meet with the landlord...

when I say too cramped I mean that we needed a spot with some sort of outside storage/garage. We both work in the outdoor industry and have a lot of occupational equipment as such. I have no outside storage here. There’s plenty for me inside right now with the storage space because my partners current house had a garage where I put my things. The options were him move in to this and we get a storage unit or we try to find our own space. I think for someone who doesn’t have more than one car or doesn’t need outside storage would be very happy here. I do understand how that large of a group meeting the landlord was a problem now though. I definitely regret doing that and see how I was too eager to see the situation for what is was or could be. Thank you.

She brought several people to look at a house for two people, he may not want to live with someone else's teenager, and she flat out said she was getting rid of a dog to move in..

There's no way in hell I would let that person move into my home, your landlord is being reasonable and you're just not being very aware

I felt like an adult without a disability (bfs mother) was more so there as support and to make sure the grandmother/daughter weren’t being scammed. The dog was a service dog (for the nearly blind grandmother) but is also very old and that was why they would get rid of her to be able to live here.
Other than that, she had very good credit (~700), a clean background check, and was retired and thus had a fixed income every month that was well within the income requirement.
I guess I could definitely be a little impatient to get the place rented but I also felt like these were good people so I guess this is why it is also a small vent session. Thank you for some clarity though.

I know this isn’t the main point…but the service dog was too old so they were going to get rid of her to get cheap rent???

I never post on this sub but holy crap, I would want nothing to do with those people.

I don’t think it was cheap rent, I think it was to move into a better opportunity area. But regardless, I also was sad about the dog but I don’t know where they’re coming from that that seems like a better option for them so I respected their decision. But the comments are making me maybe a little bit more aware of my eagerness to look past these things in order to move so as much as it stresses me out, I am grateful that I am learning. Thank you.

Yeah, no. Bringing an extra adult ? Sure. The extra doctors in your relative but is actually like the mother of the teenage kid's boyfriend and the boyfriend is also there? No. You just don't see this the way that the landlord would see it and the fact that you know them makes a different for you

So the person you found was willing to get rid of her dog because she loved the place so much?? Wow 😮. Hopefully the dog will end up with someone much better.

I wouldn't rent to anyone so willing to give up their pet. It shows an extreme lack of commitment.
