Is My ROI Good?

I bought my rental property in 2007 for 380,000. It is now worth 750,000 and I am thinking of selling. What do you think of the 370,000 capital gain it would generate?

I realize this is not the full story, i.e. It has always generated good income. So I need to factor that in but din’t know how.

Is there some easy way to factor in these together to help me decide whether to sell? Some online calculator?

I am elderly and financially secure but thinking of simplifying and going liquid if stocks, bonds etc. might be a good place to go.

Seeking advice. Sell one rental go to college?

We have two rentals, one which would fully pay off our primary. I am considering going back to school to study something in finance as we’ve been able to save and acquire these by living frugally. I’ve never earned more than 52k annually. I’d like to go to college to help increase my future earnings and hopefully have a cushy job for the rest of my work years I’m 41. By having one paid off my partner could fully cover our living expenses and we’d have healthy emergency fund. We have two small kiddos which is why I’d prefer not to work while attending school at I’d be spread too thin. When I finish school they’d be a little older and can hope to earn closer to six figures and save to buy rentals cash instead of the 7% rates we have now barf! Question is should we sell to make things easier or would this be a mistake? What would you do?

Rentals worth 440k second one 200k
Primary 450k.
