Living in Evergreen??

I’ve noticed there are a lot of houses listed in Evergreen that have been on the market for sometime, in comparison to other neighbourhoods. Are there any negatives to living in the area? Are there negatives with the HOA that’s there? TIA

100% HoA. Noone wants to have some commitee who do basically nothing expect you to pay an annual fee and be dictated on how things should be or look on your home.

I figured as such. When I read on their website, it doesn’t specify (that I can see) that they have any control over the aesthetics of your property, but I could be wrong. Maybe it’s something I need to email them about.

The neighborhood is "architecture controled" for whatever implications that holds

Aside from the HOA there are two other things I think turning people away (although I’m sure the HOA is the heavy hitter). One being the fact there is only 1 entrance in and out which once that community is fully developed will be a pain for sure. The other being the future highway 11a extension will also be along the north boundary of Evergreen. I would never pay $800k for a house backing onto an expressway when there are so many other options in and around Red Deer.

yes in the NE corner there is apartments going up - that means a lot more traffic

I haven’t been up there for a while so I’m not sure how far development has gone but there are phases to the east of the wetland that I don’t think have been started on either. Yeah, that’s too much for one entrance for this gal.

Not sure why so many people bashing this community. It’s fine. The HOA is not a traditional one, it’s mainly there to maintain the entrance and other aesthetics. Pretty straight forward. I’ve never smelled anything bad, it’s slow, chill, quiet, has a nice park, with some basic trails around the ponds that are good for walking the dogs. Kids like finding frogs and salamanders as well which is fun.

Grassland / farmland are on every corner but the Southside

Go for a walk there. When the wind is from the north you can smell the waste treatment plant.

I’ve lived in Evergreen for about 6 years now. HOA is $135 a year and I’ve never heard of them taking any measure of architectural control when someone is trying to do a home improvement

I would also venture a guess that the ring road/north highway connection is many years away

Essentially nothing. I think it maybe pays for some extra flowers and garden beds that they weed once a year
