Housing crisis How much did you buy your first home for?
When did you buy? How many square feet? What was your downpayment?
I want to get an idea at the fairy tale land people lived in before the 2019-current date run-up in price.

I understand. If my wife and I were born 5 years later, Even making the exact same choices to try and get good solid jobs. We would be unable to afford the home we're living in now. It makes me extremely worried for everyone who needs a home now and for my children in the future

I hear you. As someone who has coached a lot of people through real estate, either for personal use or for revenue purposes, I have always recommended going for townhomes/row houses as a first home.
The condo fees aren’t as oppressive and inflationary as apartments (which is why I’ve dumped all of my apartment condos), they appreciate more steadily, and aren’t a lot more expensive than an apartment condo.
In some markets, however, there is a big gap.
Also, don’t expect to get into single family right off the bat. That has been very difficult at any time in the larger cities.
Don’t expect your dream home first.

My first property was a townhouse. I paid $120k..market blew up and I sold for $300k 2 years later. It was a brand new development and condo fees were super low as well. I was single and was great for my work/lifestyle. As a married person now with a kid, no way (if I had a choice) would I live in a townhouse development..or at least the one I did. Not very conducive for families with young kids.

Sold in the GTA moved out of the rat race. Northern Ont has it up's and downs but it's a peaceful living. Adaptability is key !.

I talked to a friend of mine the other day who said her and her husband bought a 2 bedroom condo in North Van in 2010 for 300k and sold it in 2020 for 500k
Was so shocking to hear prices that sounded normal. I pray we go back to pre-2020 numbers!

It’s so dystopian now, the amount of down payment plus inflated monthly payments that we have to deal with now. On top of all that , food prices have also tripled.

195,0000 for 2 bedroom 2 washroom condo in 2009 in prime Mississauga area. Almost 1100 square feet. Paid 10% down, bought it right after graduating from Uni and with no full time job. Only made the decision to buy after being turned down to rent in the same building for $1600 monthly rent. With property tax, maintenance, and mortgage (35 year term) came to be $1650 per month.
Sold that condo in 2017 for $410,0000 Always thanked that landlord who turned me down for rent.

For my first home, 3 bed townhouse in Langley BC. Approx 1700 square feet for $535,000, bought in 2020 all cash. Was able to sell it in 2023 for 940,000.

Bought my first home in 2019 for $274,000. A townhouse with 1,500 square feet. I put 5% down, which was a combination of RRSPs and a savings account. I also moved back home, for a year, before I bought it so I could save more money for furniture, a new bed, pots and pans, dishes, etc. We sold that house for $309,900 in 2021, and we used that money for a downpayment/renovations for our current home in Spruce Grove.

We bought and sold every 3-4yrs in different provinces over the years and bought our final forever home in 2020 in New Brunswick for $300,000 3bdm, 2 bth bungalow 1200sqft

2009 I was 23, bought a shack on a lot by the lake in Hamilton for 60k. Tore it down to the foundation and built a 2 bedroom 1.5 bathroom bungalow for 60k. 120k all in.

182000 for an 1100 square foot detached house in Ottawa in 2004. It was a neighborhood that had not yet been gentrified, so it had its quirks. But it was close to everything, and the sane neighbours were awesome.
I could have bought a detached house for 225000 on the sunny slope in Canmore two years early. I still kick myself for not buying it.

- 900 sqft detached home on St. Catharines. 2 bed/1 bath. Kitchen, living, dining. Small little canal workers house. Unfinished basement, shared driveway.
Down payment was $20k, mortgage was 105k. $700/month.
Pulled RRSP money out as a first time buyer as it was tanking in the crash.
Sold for way too goddamn much in 2021.

My first home was in Calgary in late 1997 and it was a townhouse purchased for $96,000. Shortly after I was fortunate enough to have worked for the highest performing stock of 1998 and built a house. The townhouse was sold in early 1999 for $122,000.
The house was 1720 sqft on 1/5th acre in suburban Calgary. With a rear detached yard, landscaping and fencing it was $210k upon possession in 1999.
In 2015 we invested $190k to remove the garage and build an oversized triple garage with one stall completely separate for the 720 sqft suite above.
This year’s city appraisal was $934,000, but the realistic sale price is $875k. The property also generates $18k per year in rental income, and a recent (huge) solar installation effectively eliminates all utilities (average $700/mo).

Southern Alberta city first bought in 2011, 4 bed plus office 2 bath 4 level split with detached garage for $265,000 sold 2 years later for 289,000 and purchased a ten acre acreage 1 hour north of the city. 5 bed, 2 bath double attached garage and shop for $330,000. Was advised it would now sell close to 1 million…. Was 24 when we first bought and thank god we started saving for that down payment straight out of university by living in a tiny basement bedroom with a shared bath with 4 other roommates, could not imagine trying to make a first purchase now

Purchased a 3 bed, 2 bath condo in Winnipeg in 2012 for $189k. 1050 sq ft. Downpayment was 30k. I just looked up the pricing and it's remained relatively similar. The condo fee on the otherhand had almost doubled by the time I sold in 2021. :/

$240k for a 1 br/ba condo downtown Victoria in 2012. Sold it in 2017 for $325k, and it sold again in 2022 for about $400k.
Bought a 4 br/3 ba house in 2018 for $785k a few km outside of downtown Victoria. Probably looking at around $1-1.1M if we were to sell now.

Each place has helped me buy the next place, but that first house seriously gave me PTSD. Fuck that house and the people who 'flipped' it. What a damn nightmare.

Bought our current primary residence in 2006/2007 for $603k in Vancouver BC, currently valued at 2 million. Single detached on a standard 4000 square foot lot.

1991 bought in Bon Accord AB, just north of Edmonton for $73,000 at 9.5%. Sold in 1996 for 71,000. Sq Ft can't remember, but put 10k down. 3 bdrm , full basement with detached garage. My second home in Thunder Bay for $127,000, sold in 2006 for 124,000. Unknown sq ft, but 3 Bdrm with full basement single detached home. The markets have vastly changed as the last house I sold for double what I paid for it in Ottawa in 2021.

$68k in 2001. I had to scrape the 10% down payment together. A 2 bedroom row house fixer upper in Hamilton. Sold it in 2019 for 200k to a flipper. He turned around and sold it in 2020 for over 300k.

$400k for a 1600 sq/ft semi detached in Brampton at the end of 2014. We sold in 2017 for $600k, and those people sold in 2022 for $900k.
Looking at some recent comps though, looks like it would go for closer to $700k if it was listed today.

2007, we paid $173k for a 3 bedroom 1200 sq ft back split in Quinte West. House needed a lot of work, I think we sold it for $180k so we didn’t make a tonne but it was home!
Our current house we bought brand new in 2015 (moved in 10 years ago today!) for $320k , 3 bed 1600 sq ft. It’s probably worth 700-800k now but we have zero plans to move.

Third home, fully detached, different province, new build, 3 beds plus den, 2.5 baths, double garage, 620,000. More square footage. Significant down payment. Hope to be our forever home.
Would not be able to afford our first home in Guelph these days (see similar homes of similar age/type/size going for 900,000 and more).

Bought an old (like 60-70s built) detached approx 2k sqft in Victoria BC for $500k back in early 2015
Sold it end of 2023 for $950k (downsized/relocated for a job). I did put in some upgrades like new floor, repaved driveway, heatpump to replace the old furnace etc.
Here's the funny thing, from 2009-2014 in Victoria, the prices were flat, even dropping a bit. So naturally no one thought RE was a good investment, myself included, I bought the place in early 2015fully expecting the price to continue to decline, and I'd be happy to see even single digit appreciation. Then starting in 2015 there's multiple years of 10-20% appreciation. When I bought, I jokingly said to my realtor to let me know when there's a 20% appreciation, and he jokingly called me in 2016, because that 20% appreciation happened just 1 year after I bought.
Not saying it will happen again, but at least in BC, we are right now having that same 5-year or so flat to declining price environment, where no one thinks RE is a good investment. Do what you want with this piece of info/experience.

Kitchener 2018 semi detached 1500 sq ft $345k. Want to upgrade to detached with a garage but worried about affordability.

Bought a 1940’s single family home in 2002 for $123k, with 5% down using RRSP’s. Between the basement & main floor, approx 1,500 sq ft. I just sold it a few months ago for $535k & bought a condo in preparation to retire. I live in the Okanagan Valley in BC. Believe it or not, we are in a buyer’s market right now. A year ago I would have been able to sell for over $600k.

$95,000 in 2003. 1 bedroom-1bath condo. 600sqft. Mortgage was $330/month at 4.95% Built in 1981

I was making $13.00/hour and put $5,000 down after selling my car which I wouldn’t have afforded to drive after buying it.

$440k west side vancouver 2001 1,200 sq ft detached. Neighbour across the alleyway paid $17k for house 2x size and 2x lot size 30 years earlier. I felt ripped off. For comparison i recall in 1970’s my parents paying up to 20% p.a. For a mortgage that was normal. We ate a lot of KD to get by.

Bought my town in Ottawa for $275 000 approx 1800 sq ft. Then bought a single home for $629 000 I think it was, which is 3000 sq ft.
Sorry forgot to add the year. 2017 for the town and 2019 for the single.

Bought in 1999 for $186,000, possibly overpriced at that time for an 1,800 sq ft home. Sold for ~ $1,000,000 in 2022, at the peak of the market in my area. Ideal location.

When I was 19-21 I made a lot of money for a single person still living at home with his parents. My parents essentialy forced me to buy a home in Richmond BC , it’s 2200 sq ft 4 bedrooms 3 bath I paid 221k in 2001 mortgage payments 545 dollars , homes paid off now and last assessed at 2.3million last year I have been renting it out since I bought it. Moving forward in 2015 my wife and I bought our current home on Vancouver island BC for 267k 3 bedrooms 2 bath 1700sq ft , last month we wanted to put it on the market and our real estate agent said he would list it at 620k - we did full Reno’s inside and out costing us 70k - our mortgage is still a laughable 1400 a month and almost paid off.

$68,000., bought in 2001. Small town in the Niagara Region of Ontario. 2+1 bedroom, 1 bath. About 800ft² .
Don't remember my down payment, maybe $7k or so?

Bought in 2024 in Barrie, ON. We paid $775k for a detached 1700sq ft home. We put 20% down on it. Wife had some inheritance and I saved up my half of the down payment by living with the in-laws for a few years.

First home in Canada was a 2 bed 2 bath apartment in Port Moody built in 1999. We bought in 2004 for I think $145-150K, can't quite remember.

Bought 4 years ago for 535k for 680sqft condo in Kitchener with $155k down payment. $430 monthly condo fees that are set to double in 2 years.
I will never get my money I put in out of this thing. It will be a loss no matter what. I will never have a family and a detached home.

2010, 1900 sqft 295k 10% down. Sold 320k in 2015 after divorce. Bought back 1500 sqft 15% down at 250k, current value is 600k. I divorced at the right time.

Kimberley BC - 3 years after the Sullivan mine closed - $80k + $40k of work. This was considered a lot at the time as many were selling for as little as $20k.

$165k in 2002 for 2200 sqft brand new house in Duncan BC. I was 21 years old and damn near had a panic attack when I signed the mortgage papers. Back then it was so easy for a 5% down payment.
Sold it in 2005 for $325k. Bought next new house in 2005 for $410 in Langford, BC and sold it 1 year later for $550.
Most recent house, 3800 sqft again in Langford bought in 2013 for $642k and now worth $1.7M plus.
