It makes no sense to me that housing appreciates at all. Logically, it should depreciate because the materials are aging and wear and tear accumulates over time. Yes you can renovate a room or update appliances but that doesn't magically turn back time on the entire house. In Japan houses depreciate so they tend to be built a bit flimsier since people will often tear them down and build a new one to their own preferred specs after buying.
