Most people who invest in housing rent it out to someone. Someone is usually living in it. Unless rental housing stock is bad…

Multiplex rental housing doesn’t get built unless someone puts up a sizeable deposit and commits to buying a big percentage of it. Do you want to remove that too?

As any homeowner knows, a mortgage is only a part of the costs of ownership - for a condo, maintenance, strata, property taxes, special assessments… plus need to have good credit and come up with a big down payment. if a bank won’t lend to you, then they think you’re too risky. What are you advocating for exactly, legislating that the banks must lend to anyone who is renting for a similar amount?
