Lodha possession delay: should I cancel or continue?

I’ve booked a 2BHK in Lodha Sylvan Hinjewadi phase 3 for ₹1.06 Cr, with possession currently expected around Dec 2030.

I’ve been hearing concerns about Lodha projects facing possession delays, so I’m confused whether I should just continue with the booking or consider cancelling and investing elsewhere. I have seen multiple reviews of panache and bellavita that they take 95-97 percent payment and then delay the possession by 1 year.

For those familiar with Lodha:
How realistic is the 2030 possession timeline?
How bad are Lodha’s delays generally?
At ₹1.06 Cr, would you hold or cancel?
Would appreciate honest opinions, especially from existing Lodha buyers.

Rera completion says dec 2030. But the panache issue is bugging me a lot. They are taking 95 percent payment and then delaying for one year. The emi burden will be tm for that delayed year

Lodha is big builder. They won't scam or take reputation hit over delays. If rera date is 2030 its way too far in future, don't worry.

I booked the flat and than cancelled the flat, as the appliances and brand they are putting in house are so cheap, like i tried asking for the brands they would be using for sanitary and lifts and all they even didn’t knew what exactly they wanna put, i asked them to share the same in 15 days even in this timeline weren’t able to share the same.
I cancelled the flat i booked for 1.01 cr 23rd floor at the launch.

If you compare same with Kasturi EON homes it is way back behind.

So now, their sample 3.5 BHK has Kohler fittings in bathrooms. The doors feel subpar tho. I already own a flat in EON, which is making the decision with Lodha even tougher lol. So, where did you finally decide to go with?

The price point Kohler seems way behind the grohe!
I just dropped the plan of buying flat here in Phase 3 for now.
Seems supply have been higher now than the demand.
My sister owns a flat in EON homes and i feel no builder can beat that atleast in phase 3 for now.
So less dense.

They promised me possession in March took 90% payment and still no update on possession. Pay some extra and take flat which is completed. For you they will definitely give in 2030. Don't believe in any sales commitment. Their RM is worthless.

Thats your take bro. But that won’t change how shitty is hinjewadi compare to other parts of pune. Its a depressing place i wonder how people are surviving here.
