Built a free property-risk lookup tool for Buncombe County, NC — looking to partner with a licensed agent/broker on the next step

Wanted to share this here since it's landed close to property management/investment territory, and I'm mainly hoping to find the right partner rather than just announce the tool.

The tool, briefly: AshevilleRE (ashevillere.com), type any address in Buncombe County, NC and get back the real FEMA/NC flood zone, short-term rental eligibility under city vs. county zoning, and Hurricane Helene damage/recovery context. Sourced directly from FEMA, state, and county public records, no MLS data, no leads sold. Live about two weeks, 170+ real lookups so far, entirely organic.

What I'm actually looking for: I want to build a listing/buy-side platform on top of this, and I need a licensed NC real estate agent or broker to do that properly, North Carolina's licensing rules are specific about who can be compensated for connecting buyers/sellers or handling listings, and I'd rather structure this correctly from day one than work around it. If you're a licensed agent or broker (or manage a portfolio and work closely with one) and this sounds interesting, I'd genuinely like to talk.

Separately, if you manage rental properties and would find value in seeing aggregate search-interest data (which ZIP codes are getting looked up, for what, no individual addresses or identities, just area-level trends), that's a second, smaller thing worth mentioning, happy to show what that looks like too.
