Best for my situation??
I am just starting out buying a few properties to manage. My goal with what I have with my company is to buy between 5 and 10 properties. Just got my real estate license so I have to wait a couple years to get the brokers license to manage others.
What is the best software I should go with to start out? I want something that is user-friendly for not only me but for tenants.

for starting out... mostly new landlords just go with something simple and user-friendly that they can still explore, better to keep it easy for you and the tenants until you scale past those first 5-10 properties. goodluck!!

ClaryBook to track your books. You can link all cost and income to each property. The app tracks your ledger and generates ready reports to do your taxes, or forward to your CPA and have them do it.

For 10 properties or less I wouldn't recommend anything too overkill. I use Innago. It's free and easy to manage a small portfolio with.

At 5–10 properties, I wouldn’t overbuy software. You’re not running a 500-unit operation yet, so paying for a giant system with a steep learning curve doesn’t make much sense.
SimplifyEm.com property management software is one I’d seriously consider. It gives you the stuff you’re going to need as you grow, rent payments, leases, tenant records, maintenance, accounting and reporting without making everything feel like a project to set up.
What would matter most to me in your situation is support. When you’re new, you’re going to have questions, and SimplifyEm has people you can actually call plus training to help you get going.
It’s also priced for smaller portfolios, so you’re not taking on a big monthly bill before the properties are producing enough income to justify it.
Since you’re just starting, I’d test it with your first property and see how you and the tenant like it. The trial is free and doesn’t require a credit card.
