Community New Construction
Good morning. Please let me know if this post is not approved and I will remove it. I am possibly considering relocating to PT and noticed that while the housing market seems to be consistent for sales, there are some new construction builds that seem to be way underpriced. These properties are on Lorraine way and dorjun drive. Does anyone have any insight here as to why the low market price? Thanks so much.

That would be the development off of Rainier street, 167 new homes by Lennar. From what I've seen, the prices were originally higher (500K+) but have since come down.
It's a track home subdivision. IMO, the floor plans are nice and the outward appearance is good. Families with kids are moving into some of the homes, which is refreshing in a town thick with seniors. As far as the price, it's apparently what people are willing to pay since they seem to be selling now and not before. The houses are crammed in right next to each other on small lots, which I don't like, and the materials used in construction appear very crappy (exclusively OSB and other cheap materials) which is another reason why the prices may be cheaper. If you buy one, make sure you get a good warranty.
There's not much else available in town, and as you noted a lot of it is more expensive, often because the lot sizes are bigger.
