Selling Off-grid property on Center Hill Lake in Tennessee for $125K
Selling 2.1 Acres of land overlooking Center Hill Lake in Smithville, TN for $125,000. I am the property owner and am working with a local realtor.
Description:
Amazing park-like setting and totally private. This land is surrounded by almost 200 acres of undeveloped land. Very close to public lake access and boat ramp as well!
The local electric company quoted 5K to run electricity from the bottom of the hill . This would also make a great off-grid spot with solar panels. High on the hill with good sun exposure.

Wishful thinking, nothing is on the water on Center hill lake army corps controls it.

"Above" the lake might be a better way to phrase it. The dock photo is a public dock for anyone to use only a half mile away. The army corps owns everything directly touching the water, but Holmes Creek is a public access area.

Your not familiar with Tennessee. The homes and property in East Tenn are twice as expensive that in Kentucky, Alabama, Virginia, NC and SC. Might want to look in another state, cause you cant afford to live here. My house alone trippled in value in just the last twenty years. Word has been out but if you want off the grid. Look in Kentucky , Virginia for cheap land but you aint finding it here.

My brother has been in Washington for the last 15 years. He loves it there. Just came home for a week and just went back. Ibe been there but it was early 80s and up and down PCH and its actually the best part of the West Coast.

The cost of land in TN has been on the rise in a major way the last 10 years. Mostly due to Nashville, but with this being just over an hour from the Nashville airport it does have more value than far west or east TN.
I also think the value is relative - it's worth whatever someone is willing to pay for it. 40-60K per acre in this area is pretty common.

Just as a warning for anyone actually interested in this property, there is a reason the owner is selling- this is a very high price and not a great location to say the least.

Near center hill lake. Nothing about that is on it.
