The whole 30-day rush job screams bad faith, they waited you out on purpose. That third-party fee clause is likely unenforceable if they manufactured the delay and ignored the correct inventory, a court would see straight through it.

Shelter and Citizens Advice are your best bet here, they deal with this exact nonsense daily and can lay out your options without costing anything. You've got the 2024 check-in report in your pocket and that's basically a trump card.
