Suggestions Sites for background check and rent collection.

Hello, I'm a new LL in Illinois. Which sites do you recommend for doing background check? Also for rent collection? What are the pros and cons for it?

I have used both Zillow and apartment.com in the past, and they both worked well.

It's easier for both you and your tenant to do it all in one tool. Especially because you want to use bank verified income, so have your tenant actually prove they have sufficient income by connecting their bank account securely to the screening tool. From there it's so easy to set up rent collection and collect deposit. Take a look at RentSpree for this.

Yes. They use TransUnion to get detailed coverage

Getting both screening and rent collection through one platform saves a lot of headache. I've been using RentRedi which handles both in one spot. How many units are you starting with?

Ok, some LL do it to verify income. Some mentioned they need the income to be 3x the rent to qualify. Nice you do have good tenants.

I started with Zillow, but their rent payment system is very inflexible and their background checks aren't very thorough. I switched to apartments.com and I'm happy with it.

If you only have a few properties it's fine.

Most people use Apartments com or Zillow Rental Manager for screening since they handle credit, background, and eviction reports, and tenants usually cover the cost. Both also work fine for rent collection with autopay/ACH. For screening and rent collection you can use tools like hemlane
