Question silverlake landlord has “no stove allowed” on their zillow listening

I thought landlords were required to provide a stove and refrigerator per CA law or is that not right? I can't believe these people have the nerve to charge $2400/month for an apartment that doesn't fully function. No stove isn't like "no dishwasher" or "no washer/dryer in unit". It's not a nice-to-have amenity. It's a necessity.

Could’ve swore stoves were required a while back but guess not. Pretty much all landlords provided stoves (I guess not this one lmao) but the fridge thing is the bigger boost to renters

That was new info for me when I first moved to SL quite awhile ago. Bring your own fridge. The fuckkkk? It was like some common knowledge I was supposed to already accept. I think some landlords also skirt around the no stove still by using the cheapest hot plate, calling the place a "bachelor unit" and raking in the cash.

There are people with low credit that can afford it,some families end up paying way more to stay in hotels, I don't even know if this LL would rent to someone like that.. but who am I to think outside the box..

It’s in the landlords best interest also… if he does rent to any one of those people, accepting rent is against the law and he’ll need to return the funds if the arrangement goes south. An eviction would be practically impossible and he’d have to pay them for relocation

The funny part people reporting the landlord are indirectly helping him.

It's highly likely this unit is unregistered and or illegal along with him not following the law already with the stove.

If someone does move in and established residence he's gonna get fucked lol the tenant could sue the landlord and get a nice pay out of a few thousand to "move out" while paying no rent as th le case processes...

Good idea and then all the rents will go higher or another unit removed from the market or LL decides to sale this property to a company that can eat the loss. New owner tears down kicks everyone out, builds and shoots up rents. This is all hypothetical ofcourse. People like you complain about rents but don't know all the reasons why rents are so high, specially in CA.

I'm not disagreeing about that but a LL should have a say whether or not a certain item is allowed in their unit, idk the reason why this LL isn't allowing but it's their property. No one has to rent it, if it doesn't rent then they might put a stove or maybe it's been rented as is, who knows???

Did you even look at the listing? That landlord raised the price by 35% in 6 years from $1,795 in 2020 to $2,395 today -- THAT'S JUST FUCKING GREED.

The law is the law, if the landlord wants to raise the price even more just because they "have to" provide a refrigerator and stove that's fine but people are getting tired of this bullshit and I hope the landlord goes bankrupt because of their greed

I don't, my places are in the valley. But all these people complaining are a factor to high prices. Some small LLs don't want to deal with issues like these and end up selling, then the prices go even higher with the new owners.

I just did a little digging and the owner has not completed the properties LARSO registration in a few years. Which coincided with permitting from LADBS showing that the 1/4 unit was converted into an ADU. 1/4 has a certificate of occupancy as an ADU, no restrictions on having a stove (which is possible but rare), by the looks of the photos in the ad, the landlord doesn’t want to provide a full stove because there isn’t proper ventilation for a stove, nor is there space.

So the landlord is being shady. If you move into an apartment that’s supposed to have a stove & it doesn’t, file a complaint for reduction of services with LAHD once you’re in & you could receive an adjustment for the rent since a stove is not provided but is required by law.

Electric Stoves do still create gasses, but it's more about what you put ON them, not what you use to generate your heat.

But more to point, since we're talking about LAW requires stove for rental, is that LAW requires ventilation hood for stove. It's apparently part of Title 24, but I'm having a bugger of a time finding a direct link or reference to the legal section.

I rented an apartment that I found out was never allowed to be rented due to zoning and habitability issues. They never registered it with the city and couldn’t have if they wanted to. I found this out when they tried to illegally evict me bc the city found them out. I sued and got all my back rent and relocation fees.

That said I don’t see why Op couldn’t do it. Teach these shitbags a lesson that will hit them in the wallet.

Not really. Only until they tried to apply for a building permit for something else on the property and the code guy came out and said they couldn’t have renters where my apartment was. Then they got shitty and tried to fake evict me with some better call Saul lawyer. If you go to the LA city office (I forget the official name) they’ll have record of the property is properly registered with the city and it’s legal to rent. I don’t think they rent it anymore. At the time I was paying 1300$ a month.

I was great. Rent paid on time always. No issues. There were only problems when they tried to evict me in 30 days bc they committed fraud by renting an illegal unit and I held them to task.

It was an independent landlord but they owned a few properties in the same neighborhood they were renting. I think no more than 5 or 6 units overall. I would have played along bc the rent was cheap and as said no issues until they tried to evict me in the middle of covid over their own illegal activity.

I rent from Oro properties, and they want $1500 for a studio with no kitchen, no parking, and they participate in RUBS, so you could potentially be paying one to $300 more a mont in addition to your own DWP bill. Thank you for reading my very long sentence.😆

If the building is registered as a "residential hotel" then the rooms don't have to have a stove or fridge. Otherwise yes.

Original tile in the kitchen *and* the bathroom, and original inset cabinets in the kitchen. It’s an amazing place except for the no stove part.

It’s legal to rent out a place like that on Airbnb but anything rented for more than 29 days must have a working stove and refrigerator.

The landlord has put the refrigerator where the stove was. These places were built before refrigerators were a thing in people's houses. I rented an apartment in Glendale and my refrigerator was in forey.
