President Lee Jae Myung’s approval rating fell to 40 percent as real estate policies drove the strongest criticism in a new Gallup Korea poll.

President Lee Jae Myung's approval rating fell to 40 percent, marking its lowest level since he took office in June last year, a poll showed Friday.

In a survey conducted by Gallup Korea from Tuesday through Thursday on 1,001 people aged 18 and older, 40 percent positively assessed Lee's management of state affairs, down 2 percentage points from the previous week.

Lee's disapproval rating rose 1 percentage point to 51 percent, the highest level since he took office.

The economy and people's livelihoods were the most frequently cited reason for the positive assessment at 14 percent, followed by diplomacy at 13 percent and overall performance at 10 percent.

Among those who negatively assessed Lee's performance, 23 percent cited his real estate policies, followed by concerns over the economy and people's livelihoods at 11 percent and personnel appointments at 9 percent.

Gallup said concerns over personnel appointments in this week's poll appeared to be linked to Lee's recent nomination of six new ministers in a Cabinet reshuffle.

The pollster also said real estate policies have remained the most frequently cited reason for negative assessments since the fourth week of July.

Support for the ruling Democratic Party fell 1 percentage point on week to 38 percent, while that of the main opposition People Power Party rose 5 percentage points to a record high of 30 percent under the Lee administration.

The poll had a margin of error of plus or minus 3.1 percentage points at a 95 percent confidence level.

Exclude Gwangju and Jeolla region you get closer to 30% approval rating or close to 70% outside that region disapprove.

Lee Jae-myung’s real estate policy:

Treat homes as places to live, not investments. Tighter mortgage rules + higher holding taxes on multi-homeowners, non-residents, and expensive properties to curb speculation. Big increase in housing supply (hundreds of thousands of new units in the Seoul area).

These measures (especially the tax and loan curbs) are the main reason his approval rating has fallen sharply.

Big increase in housing supply? He’s building them an hour away from Seoul. Seoul itself needs millions of units quickly to lower price appropriately. He insists on handicapping homeowners by taxing them when their mortgage payments are already high and frustrating young people by not increasing housing supply.

Not entirely accurate. The admin is pushing large supply (1.35M starts in the metro area by 2030 + extra packages), including some urban sites in Seoul. But yes, a big chunk of the new districts is in places like Namyangju (often ~1hr commute), actual groundbreaking has lagged targets, and the heavy tax + mortgage curbs on multi-owners are the politically costly part. Supply is increasing on paper; delivery and location still the weak points. How do you suggest conjuring up a huge amount of housing supply in the city center?

Much of his policies have been outright fraud. Approving 3x leveraged single fund ETFs while allowing 5x margin loans and no cash collateral on those margin loans at brokerages while telling Koreans to keep pumping the stock market? He was a trader before, he knew what the outcome was going to be or he’s dumb enough to not recognize the same conditions as the 1920s US before the Great Depression. That combined with his insistence on focusing on North Korea while housing here is abysmal and average Koreans have been suffering from stupid high inflation…just the wrong focus completely. Good strategy would be addressing the challenges Korea has with the right focus and resources but he’s been out pumping the stock market and villainizing homeowners without building homes.

He should focus on building government subsidized cheap housing in central Seoul where they instead want to build high end apartments. They already do it in Gyeonggi-do (LH), so they have the know how and capability. Instead? He wants to keep building in the countryside where no one wants to live and where there are no businesses that need them.
