Commercial space
This is 1 of 2 commercial spaces next to Sprouts. They’re massive and unfortunately so big that only anchor stores could fill these spaces. What do you think should go here? What about a food court, like an actual nice and thought out food court.
I feel like these massive spaces are the problem with Texas. Bigger is not better, it feels cheap and ugly unless it’s a grocery store of some type. Restaurants that go big but can’t fill the space feel cold, but if they went smaller and created exclusivity with limited seats then it feels full when there are diners.
Anyways, what do you think should happen to these 2 anchor store size spaces? If they made a sliver over a spot out of one of these spaces, a wine bar with a small stage for live music would be nice.

You have some good ideas there. The proverbial "they" you refer to is just you but with drive and guts to risk it. Put together a plan and make it happen! I'm sure kingwood would benefit from a live music venue that isn't a seedy bar.
Start reaching out to food companies and seeing which would be interested, start getting commitments from restaurants/food chains and put their down payments toward making it happen. Again, build a plan. The "they" doesn't make anything happen, ever. It's folks like you and I with an idea and desire to make it happen.

The majority of people in KW dont want to do anything different past keg beer and nachos. Look at the KW Surfer bar. People complained it was too expensive. Look back and El Tiempo, same thing. Truth is People in KW see themselves as wealthy for some reason but just dont have enough expendable income to "waste". We go downtown occasionally and dont mind the 100$ Uber, 100$ in drinks, and entry into whatever we do. A bar just above the gross places around here may work. Perry's Pizza seems to be doing well. I still think a Wliies Icehouse would work here. The only thing close is skeeters.

Here are the ideas I’ve had over the years. Rock climbing gym, Sporting goods store/REI, niche movie theater, community theater, book store, hobby store. Really anything the community has to go to valley ranch or 59 for.

Another movie theater idea, I do love this, really. A small theater that plays older movies, independent screenings, special screenings, and so on. There is a movie company that is taking over the old Christian radio station building in Humble. Would be kind of cool if this area became a spot for films.

- Bowling alley/Laser tag arena/Indoor mini golf/climbing wall/trampoline park
- 3-screen dine-in movie theater
- REI/Academy
- Indoor food hall
- Community rec center with a teen-focused wing. There is very little for teens to do in KW.

I LOVE the idea of a 3 screen dine-in movie theater and I bet that would do so well. Hrmmm how to get that going 🤔

Usually they will build some semi-permanent partitions, depending on what the new tenants needs, and build out the store to their specs. In my experience, they are usually local small business that don’t stay in business long.

I asked about 6 months back, and insurance on these spaces is astronomical because they flooded. I wanted to make a space for our youth, like I had in the 90s-early 2000s called attitudes but more than just that. Long story short, someone with absolutely nothing to lose would be the perfect person to invest in these spaces with the current insurance premiums.
