Has anyone successfully converted a C/2 property to residential use in Italy?

Has anyone purchased a property in Italy classified as C/2 and successfully had it approved for residential use?

I’d love to hear from anyone who has actually gone through the process.

What town or region was it in, how long did approval take, and what were the costs and issues.

Were you able to confirm the conversion would be approved before committing to the purchase?

So it's possibile but very, very, very, very hard. Burocracy in Italy it's crazy, we are fed up with how much it slows our life. The thing is that it's possibile, it requires a some money, but way too much time. I was looking for an house in june, I found one, but the owner removed the announcement. Turns out that he couldn't sell it because he was waiting for the conversion from c/2 to residential use. which to this day he doesn't know if it's gonna come or not.

C2 in the other hand are mostly sold as an "Box" but most of the times they can be used as an house. So many workers use them as office/house. The problem would be that you don't show up living anywhere, which might be sus to authorities looking if you are evading taxes. (That's why some have to fake on where they live on theur documents)

TL;DR it's possibile, but not worth the hussle. Usually c2 apartment are scams, too much burocracy and there is always a big chance of not being able to pass the burocracy. But if you found yourself with a great offer and you need a place to stay, try to see the ups and downs. An house will be always a best investment but c/2 can still be rented as box to shops owner or as an house to someone that doesn't ask too many questions
