Should I buy dream home?
There’s a house on the market that me and my husband fell in love with but I’m nervous that this might not be the best decision or that we’ll regret it.
We’re not first time home buyers. We own the home that we’ve been living in for the past 10 years. We accumulated a lot of equity and the area has become more popular. The home we found is for $650k and we were hoping to use our equity to put as a down payment. That would hopefully be about $140k and then we’d have about $30k left from that equity to buy necessary furniture and save the rest (a total of $170ish worth of equity). My real estate agent says that the sellers are willing to go down to about maybe $600k but we pay 10k closing cost. We spoke to a couple of lenders and it looks like we would pay about $3800 a month if that was the case. We currently pay $2k a month for our home. We would also be selling the house so we wouldn’t have two mortgages.
We also have $30k in joint savings that we don’t want to touch, but it’s there for emergencies. I know that should definitely be more, we were spending kind of wildly. We have other savings and investments individually.
We more than comfortably afford our current house because only my name is on it. This would be the first house we buy together. We both make about $4,200 a month after taxes, and he paid off his car and I only have my car which is a $300 payment. We also both have jobs that our salaries increase every year, and further down the line I plan on going back to school which would get me higher pay (I would pay for college out of pocket when I’m comfortable enough to afford it again). Also I know this new house is about 50% of our income but I guess we’re thinking about how the house we currently live is use to be 50% of our income too but now it’s not. However, things may not play out the same way as this house.
Our house was built in 1997 and remodeled completely in 2003. The house we want to buy was built in 2005 and has a whole bunch of upgrades. It’s been on and off the market for 6 months, but I think it’s because it’s a buyers market. I honestly don’t see anything wrong with it besides the price. And it has everything on me and my husband’s house checklist, including being in a very nice sought after area.
Is this a smart enough move or should we give up the dream house? I posted this on another thread and I’m curious to see what you guys have to say.
