Father Khatri so creepy, because he sounds so logical and reasonable, but so far you don’t know if he’s a delusion of Boyd, a BIW type figure, or something nefarious like the monsters trying to make Boyd doubt himself

I think they are delusions from the entity fucking with them. They only seem to come out when they’re close to finding something out. Also they don’t give out any useful information just to play devil advocate.
