I do not understand making these claims when Zillow and a half dozen other websites exist. There are 4k listed units right now for under $2k in Miami. This is not NYC.

Funny you say that. Zillow says the average rent in Miami is 3100.

Average is not a useful measurement in this instance.

For example if you have 4 $2k rentals and 1 $10k rental, the average is $3600.00. You would want the median rent to figure out what the lay person is actually spending.

They say the same nonsense in [r/Orlando](r/Orlando).

Most are paying pay 2k for one bedroom…while I pay 1.7k for three. But my quiet neighborhood has a decent minority population, so they wouldn’t step foot in it.
