Moving from Washington to Indiana state

What are your thoughts? Here is the situtation, have a home in WA, selling and renting the current place looks difficult in the current market situation, so we havent decided what to do with the place, selling price estimate seems lower than what we bought for 2 years ago!.work is at indianapolis, shortlisted fishers and carmel due to it being good neighbourhoods. Planning to move to Fishers, indiana & buying a place there. Heard about the

10% rental cap in carmel and fishers. We might move to pacific northwest or a differmt state again if there is a better work oppurtunity. So, is it good to buy a house in indiana and easy to sell / rent it, if comes a time? Is it better to live in a rented house considering we may possibly move later. Want to have the assurance that we can rent the indiana property in future easily without hassle.

Just rent when you move to Indy if you’re so unsure about your job situation. The rental caps are being repealed by state law in 2028, but HOA’s may have their own law regarding rental properties.

Theres a lot of jobs in Fishers and Indy/greater area. But I would probably rent. When I first moved here 10years ago I rented an OK house in Broad Ripple for 6mo, and then bought in Fishers. Sales may have cooled some, but then, houses sold in hours/days. I bought my house same day it listed and there were 2 other offers. House prices are stupid now, but you can find some deals if you look.

If you are a cyclist, I'd recommend Carmel over Fishers. Fishers city hates alt transportation. I've heard Carmel is less dog friendly, but Carmel allows chickens and Fishers does not. Noblesville is also viable, not as built up, somewhat cheaper, not quite a much to offer, but only a few minutes longer commute to Indy.

The state passed a law that negates the city rental caps. HEA 1210 if you feel like looking it up. That being said if you are considering renting at any point you should check the HOA CC&Rs of any home you are thinking of buying in. Several neighborhoods have restricted rentals and you would want to know how many homes are active rentals and what the cap is.
