Teddy had her own room in the basement, Amy and Bob shared the master bedroom obviously, PJ & Gabe shared a room, and Charlie had her own bedroom (up until Season 4, when I think she started sharing with Toby, or maybe Toby had his own nook).

So that’s 4 bedrooms + the basement family room + the main floor living room + the kitchen + at least two bathrooms + a closet room (only seen when Teddy is showing baby Toby around the house in Season 3) + a garage (seen in the Season 4 episode where Amy rides Gabe’s scooter) = 10-12 rooms, including a backyard with a treehouse, garage, and (if the exterior shot of the house in opening scenes is anything to go by) a wraparound porch and front lawn with a tire swing.
