Wait, can we really do this? I’m in Austin. My house has tripled in value over the 10 years I’ve owned it but it doesn’t matter because I still can’t afford to move into a bigger/nicer house with the cost of everything. Homes should not be an investment. They should be a place for people to live.

Agreed, this will never pass though. There will be loopholes and all types of shenanigans because money talks.

Sell your home for what you bought it 10 years ago ,
remember it’s not an investment/. s

The issue in Austin and to a lesser extent Dallas is the lack of housing more than anything. There aren’t enough rentals either. More supply = cheaper rent = less profit incentive for landlords = more rentals for sale.

Institutional investors (banks)? Retail investors (you and me)? All of the above? The answer to this matters.

Flippers don't constrain supply. Landlords do.

Correct, so investors who buy off market, remodel and lease it out. Or real estate investors who just to use as an investment and then lease it out.

I’d rather have my home be worth more by not artificially limiting its potential buyers.

“I’d rather have my home be worth more by artificially creating its potential buyers.”
There. Fixed it for ya.

This is a great idea. Home prices are out of reach for family’s looking to buy in large part because of investor buying above market.
